I am writing to the Community Development Board and City Commission to formally
oppose the R-B rezoning of the Hanson Lane parcel under Application 25775. Having lived at2729 Annie Street for over 25 years as an original resident of Harvest Creek Phase 2, I have
watched this neighborhood grow and flourish. This community was intentionally designed as asingle-family subdivision, and the character of our streets reflects that history. The Harvest
Creek project was designed as a single-home subdivision, and the multiple phases ofconstruction I've witnessed since 2001 definitely reflect that tone.
I understand that Bozeman's growth requires new approaches to housing - however, up tonow those "new approaches" (large multi-apartment boxes or tall, narrow dwellings looming
over streets) have been appropriately located on the fringe of neighborhoods and in areas nextto large businesses (e.g., Home Depot, MSU facilities, banks). The Hanson Lane App 25775
Annexation and Zoning concept is different. It seeks to force high-density housing into a smallopen space in the midst of a very well-established single-family neighborhood - an open space
that preserves a bit of viewscape in a subdivision designed for openness and calm streets. Introducing five-story mixed-use buildings into an area surrounded by R-1 and R-2 homes
is a textbook case of spot zoning. High-intensity R-B zoning belongs near commercial hubs ortransit corridors, not in the middle of a residential area positioned far from businesses and
services. I'm also concerned that extending this road as a through-way will create a dangeroussituation for children walking and biking to Emily Dickinson Elementary and for the many
residents (myself included) who use the path system in Harvest Creek. Finally, since this proposal sets a massive precedent for the entire Fowler corridor, I ask
that you extend the public comment period to allow for broader community input. R-A zoningwould satisfy the city’s growth goals while respecting the low-density fabric of our established
neighborhood. I urge you to deny the R-B request and protect the character of our community.
