To the Community Development Board and City Commission, I am writing to voice mystrong opposition to the proposed R-B zoning for the Hanson Lane annexation, Application
25775. Having lived at 3086 Farmall Street for nearly a decade, I have seen our neighborhoodgrow, but this proposal is a bridge too far. Attempting to shoehorn five-story, forty-five-foot
tall mixed-use buildings into an area surrounded by single-family R-1 and R-2 homes is aclear case of spot zoning that ignores the established character of Harvest Creek.
My children attend school nearby and we use these roads every single day. I am deeply
concerned that extending Annie Street as a through-way without significant traffic calmingwill create a dangerous raceway for students walking to Emily Dickinson Elementary. As
someone who regularly bikes and walks through this area, I already feel the pressure ofincreasing traffic. Adding the intensity of R-B zoning—which the area lacks the transit or
services to support—only heightens these safety risks. Furthermore, these units do not meetthe definition of affordable housing. With Bozeman’s high vacancy rates for these types of
condos, it feels like they are being jammed in for no real reason, ultimately detracting fromour community and threatening our property values. An R-A designation would much better
satisfy the Community Plan while respecting the families who already call this area home.Please reconsider this intensity and prioritize the safety and livability of existing residents.
