I am writing to formally express my opposition to the proposed R-B rezoning for the Hanson Lane annexation,
Application 25775. As a resident at 2701 Annie Street for over a decade, I am deeply concerned that allowing five-story mixed-use buildings in an area dominated by single-family homes constitutes clear spot zoning. This level ofintensity is wholly inconsistent with the surrounding R-1 and R-2 neighborhoods. The current infrastructure, fromour local roads to our water and sewer systems, was never designed to support this type of high-density urban coredevelopment.
My daily life revolves around these streets. I regularly walk and bike through this area, and my children use theseroads every day to reach school. Extending Annie Street as a through-way without significant traffic calmingmeasures creates a direct safety hazard for our students and pedestrians. The area also lacks the transit and servicesnecessary to justify R-B zoning, as the nearest shopping is over a mile away. Promoting such density here will onlylead to dangerous intersections and unmanageable congestion.
Furthermore, I am worried about the strain this puts on our already overcrowded schools and the potential for risingproperty taxes to price out long-term neighbors. I formally request that the Community Development Board requirea comprehensive environmental and traffic impact study before any vote is taken. An R-A zoning designation is farmore appropriate as it satisfies the Urban Neighborhood goals while respecting the established character and safetyof Harvest Creek.
