Dear Community Development Board, I am writing to express my strong concerns regarding the proposed Hanson Lane (Annie Street) annexation and therequest for R-B zoning. My family purchased our home specifically to raise our children in a quiet, low-traffic neighborhood. The proposedextension of Annie Street into a through street and the introduction of higher-density zoning directly undermine thatexpectation and materially impact our quality of life. Increased traffic, congestion, noise, and safety concerns foryoung children are not theoretical, they are immediate and unavoidable outcomes of this change. Additionally, rezoning this parcel to R-B sets a precedent for similar zoning along Fowler between Durston andOak. This would fundamentally alter the character of the area, shifting it from a family-oriented residentialneighborhood to a dense, high-traffic corridor. The long-term impacts on livability, parking availability, andneighborhood cohesion are deeply concerning. From a broader planning perspective, it is also unclear why higher-density development is being prioritized in thisspecific location. There are several other parcels within Bozeman that are better suited for high-rise or mixed-usedevelopment without directly impacting established residential neighborhoods. Thoughtful city planning shouldbalance growth with the preservation of existing communities, especially those designed for families. Furthermore, there are growing indications that apartment demand in Bozeman is softening, with increasing vacancyrates being discussed publicly. Advancing high-density development in a location that disrupts existingneighborhoods, while demand may not justify it, raises additional concerns about long-term planning alignment. I respectfully urge the Board to: • Reconsider the extension of Annie Street as a through street • Deny or revise the proposed R-B zoning in favor of lower-density zoning such as R-A • Consider alternative locations for higher-density development that do not directly impact establishedresidential neighborhoods We are not opposed to thoughtful growth. However, this proposal, as currently structured, places an undue burdenon existing residents and families who made long-term decisions based on the current character of thisneighborhood.
