Hello, While I do not personally operate a short-term rental in Gallatin County, I support STRs as part of the fabric of Bozeman’s neighborhoods. The recent UDC update impacts a relatively small number of existing, compliant STR properties, and there is no clear evidence that removing these units will meaningfully improve long-term rental affordability. Additionally, negative experiences with individual STR guests should not be used to broadly restrict responsible operators—just as challenges with long- term tenants do not define all renters. I support the request to create a Legacy pathway for existing Type 1 and Type 2 STR permit holders in the RA zoning district. This approach would be fair, consistent with past City actions, and respectful of those who have been operating in compliance. Thank you for your consideration.
