Hello,
While I do not personally operate a short-term rental in Gallatin County, I support STRs as part
of the fabric of Bozeman’s neighborhoods.
The recent UDC update impacts a relatively small number of existing, compliant STR
properties, and there is no clear evidence that removing these units will meaningfully improve
long-term rental affordability. Additionally, negative experiences with individual STR guests
should not be used to broadly restrict responsible operators—just as challenges with long-
term tenants do not define all renters.
I support the request to create a Legacy pathway for existing Type 1 and Type 2 STR permit
holders in the RA zoning district. This approach would be fair, consistent with past City
actions, and respectful of those who have been operating in compliance.
