I am writing to the Community Development Board and City Commission to express my strenuous opposition to the requested R-B zoning for the Hanson Lane annexation, Application 25775. As a resident at 421 S 12th Ave who haslived in and cherished this area for over twenty years, I am frankly appalled by the attempt to shoehorn five-story,high-intensity mixed-use buildings directly against established single-family neighborhoods. This is an egregiousexample of spot zoning that completely disregards the existing character of Harvest Creek. R-A zoning is the onlyappropriate classification that respects the surrounding R-1 and R-2 density. My concerns are not merely about aesthetics; they are about the fundamental livability of our community. I regularlywalk and bike through this area, and the proposal to extend Annie Street as a through-way without guaranteed trafficcalming is a recipe for disaster near Emily Dickinson Elementary. Furthermore, this rezoning sets a dangerousprecedent that could allow high-density towers to march down the entire Fowler corridor. Approving R-B herewould effectively undermine the consensus-based engagement process the Commission promised our neighborhoodin January. I am a civically engaged citizen who regularly attends commission meetings, and I am formallyrequesting a comprehensive environmental and traffic impact study before any vote is taken. We also need anextension of the public comment period to ensure all voices are heard. We must protect our wildlife corridors andthe quiet character that makes Bozeman home.
