I am writing to formally voice my opposition to the proposed R-B zoning for the Hanson Lane
annexation, Application 25775. As a retiree who chose my home on Oliver Street specificallyfor its quiet, low-density character, the prospect of five-story mixed-use buildings directly
adjacent to our single-family neighborhood is deeply unsettling. This proposal represents atextbook case of spot zoning that ignores the established development pattern of the area. The
existing R-1 and R-2 homes nearby are limited to six units per acre, yet this R-B designationwould invite an intensity that our current infrastructure was never designed to handle.
Beyond the loss of neighborhood character, I am particularly concerned about the safety
implications of extending Annie Street as a through street. I walk and bike through this arearegularly, and I already see how traffic patterns are shifting. Opening this route without
definitive traffic calming measures creates a dangerous raceway toward Emily DickinsonElementary. Furthermore, the closest services are over a mile away, meaning every new
resident will be car-dependent, further straining our local roads and increasing our tax burdenfor infrastructure maintenance. I formally request that the Community Development Board
recommend R-A zoning instead, which satisfies the Urban Neighborhood designation whilerespecting the height and density of the Harvest Creek community. Before any vote is taken,
the city must conduct a comprehensive environmental and traffic impact study to address theserisks.
