I am writing as a long-time resident of Harvest Creek to express my strong opposition to the R-B rezoning proposal for the Hanson Lane parcel. After living at 1213 New Holland Drive for over a decade, I am deeply concerned thatthis application represents a blatant case of spot zoning. Introducing five-story buildings into an area defined bysingle-family homes is entirely inappropriate for our neighborhood character. The current R-1 and R-2 patternsshould be respected, and while R-A zoning could satisfy the Community Plan, jumping to R-B skips necessarytransitions. This area lacks the transit infrastructure and walkable services required to justify such intensity.Furthermore, extending Annie Street toward the elementary school without substantial traffic calming creates amassive safety risk for the many children who walk here. As someone who bikes these streets daily, I see howdangerous this corridor could become. I have attended many commission meetings and am committed to seeing ourlocal infrastructure protected. Before any vote, I formally request a comprehensive traffic and environmental impactstudy to address the loss of wildlife corridors and the strain on our sewer and stormwater systems. This rezoningwould set a dangerous precedent for the entire Fowler corridor, prioritizing developer density over the livability andproperty values of established Bozeman families.
