I am writing as a Harvest Creek resident of nearly five years to express my strong opposition to the R-B rezoning
proposal for the Hanson Lane annexation, Application 25775. While I understand the city is growing, placing five-story mixed-use buildings directly next to our quiet, single-family neighborhood is the definition of spot zoning. Theexisting character of our community is defined by low-density R-1 and R-2 homes. Jumping to an R-B designationis an extreme leap that ignores the established pattern of our streets. I walk and bike through this area daily, and I amdeeply concerned that extending Annie Street as a through road without significant traffic calming will create adangerous raceway for children heading to Emily Dickinson Elementary.
The infrastructure in this part of Bozeman simply isn't built to handle the intensity of R-B zoning. Our roads,stormwater systems, and water utilities are already under strain. Furthermore, this area lacks the transit and walkableservices that normally justify such high density; the nearest shopping is over a mile away. Forcing this level ofdevelopment here will only lead to massive traffic congestion and safety risks for pedestrians. I am also worriedabout the years of construction noise and dust, as well as the inevitable hit to our property values. I formally requestthat the Community Development Board require a comprehensive environmental and traffic impact study beforemoving forward. An R-A zoning designation would be a much more appropriate fit that respects the existingneighborhood while still meeting the city's growth goals.
