I am writing to the Community Development Board to express my deep opposition to theproposed R-B zoning for the Hanson Lane annexation, Application 25775. I have lived at 2902 Rose Street for over a decade, and in that time, I have watched our quiet corner ofBozeman transform. While I understand the city is growing, proposing five-story, mixed-use buildings directly next to our modest single-family homes is a clear case of spot zoning thatignores the character of the neighborhood we have spent years building. The transition from our R-1 and R-2 homes to an intense R-B designation is far too abrupt and sets a dangerousprecedent for the entire Fowler corridor. My concerns are deeply personal because I see how these decisions affect our daily safety. The extension of Annie Street as a through-way toward Emily Dickinson Elementary is amajor safety risk for our children. Without significant traffic calming, this will become a dangerous cut-through for vehicles. Furthermore, the Northwest section of Bozeman is alreadystruggling with immense congestion. Adding high-density housing in an area that lacks transit and sits over a mile from the nearest services will only force more cars onto our residentialstreets. I urge the board to consider R-A zoning instead. This would still meet city growth goals while respecting the scale and livability of the established Harvest Creek communitythat so many of us call home. Nicole Layman
