As a homeowner who has called Harvest Creek home for over twenty years, I am writing to express my strong opposition to the R-B rezoning proposal for the Hanson Lane annexation, Application 25775. When I moved heretwo decades ago, it was the quiet, low-density character of this neighborhood that drew me in, and I have spent halfmy life building a sense of community here. Proposing a five-story, mixed-use zoning designation in the middle ofan established R-1 and R-2 area is the definition of spot zoning. It is entirely inconsistent with the single-familyhomes and duplexes that define our streets. Beyond the loss of neighborhood character, I am deeply concerned about the public safety implications. ExtendingAnnie Street as a through street without guaranteed traffic calming will turn our residential roads into a dangerousraceway for students walking to Emily Dickinson Elementary. Furthermore, this area lacks the transit infrastructureand walkable services required to justify R-B density. The closest shopping is over a mile away, meaning every newresident will be car-dependent, adding to the traffic congestion and straining our local infrastructure. This proposalfeels rushed and lacks meaningful community input, risking the very livability that makes Bozeman special. I urgethe Commission to apply R-A zoning as a sensible compromise that respects our existing development pattern andprotects our property values and safety. Mara Johnson Sent from my iPhone
