As a homeowner who has called Harvest Creek home for over twenty years,I am writing to express my strong
opposition to the R-B rezoning proposal for the Hanson Lane annexation,Application 25775.When I moved here
two decades ago,it was the quiet,low-density character of this neighborhood that drew me in,and I have spent half
my life building a sense of community here.Proposing a five-story,mixed-use zoning designation in the middle of
an established R-1 and R-2 area is the definition of spot zoning.It is entirely inconsistent with the single-family
homes and duplexes that define our streets.
Beyond the loss of neighborhood character,I am deeply concerned about the public safety implications.Extending
Annie Street as a through street without guaranteed traffic calming will turn our residential roads into a dangerous
raceway for students walking to Emily Dickinson Elementary.Furthermore,this area lacks the transit infrastructure
and walkable services required to justify R-B density.The closest shopping is over a mile away,meaning every new
resident will be car-dependent,adding to the traffic congestion and straining our local infrastructure.This proposal
feels rushed and lacks meaningful community input,risking the very livability that makes Bozeman special.I urge
the Commission to apply R-A zoning as a sensible compromise that respects our existing development pattern and
protects our property values and safety.
