I am writing to the Community Development Board and City Commission to express mystrong opposition to the proposed R-B zoning for the Hanson Lane Annexation, Application
25775. As a homeowner who has lived on New Holland Drive for nearly a decade, I have seenour community grow, and while I anticipate and support responsible growth, the intensity of
this specific proposal is entirely misplaced. Requesting R-B zoning in an area dominated byR-1 and R-2 single-family homes is a clear case of spot zoning that ignores the established
character of our neighborhood.
The R-A zoning designation is much more appropriate for this parcel. It aligns with theexisting development pattern and the future land use map without overwhelming the area with
five-story buildings. My primary concern involves the safety of our children, as the extensionof Annie Street into a through street creates a high-speed corridor leading directly toward
Emily Dickinson Elementary. Without significant traffic calming and a lower density zoninglike R-A, we are inviting dangerous traffic conditions into a quiet residential zone.
Furthermore, this area lacks the transit infrastructure and nearby services required to justifyhigh-density mixed-use development. Approval of R-B here would set an alarming precedent
for the entire Fowler corridor, potentially transforming our low-density residential sanctuaryinto a wall of high-rises. I urge you to deny the R-B request and instead apply R-A zoning to
maintain the livability and safety of Harvest Creek.
