I am writing to the Community Development Board to express my strong opposition to theproposed R-B rezoning for the Hanson Lane annexation, application 25775. I chose this neighborhood specifically for its quiet, low-density character. Proposing five-story mixed-usebuildings directly adjacent to our R-1 and R-2 single-family homes is the definition of spot zoning. This level of intensity belongs in a commercial core, not in an area where the closestservices are over a mile away and transit is nonexistent. My primary concern is for the safety of our neighborhood. Extending Annie Street as a through street without established traffic calming creates a dangerous raceway right towardEmily Dickinson Elementary. Adding the high-density traffic of an R-B zone into this mix is a recipe for disaster for our local pedestrians and cyclists. R-A zoning is the far moreappropriate choice, as it satisfies the Urban Neighborhood designation while respecting the existing scale of Harvest Creek. Furthermore, I am deeply concerned that approving R-B here sets a dangerous precedent forthe entire Fowler corridor, potentially transforming our peaceful residential area into a high- rise canyon. Before any vote is taken, I formally request a comprehensive environmental andtraffic impact study and an extension of the public comment period. The community deserves more time to understand how such a radical shift in density will affect our daily lives, fromyears of disruptive construction noise and dust to the permanent loss of the community character we have spent years building.
