I am writing to express my profound opposition to the proposed Hanson Lane annexation and
the R-B rezoning of Application 25775. As a homeowner who has lived near this area for overa decade, I am deeply concerned about the radical transformation this would bring to our
established single-family neighborhood. The idea of allowing mixed-use buildings up to 45feet and five stories directly adjacent to our R-1 and R-2 homes is, quite frankly, appalling.
This is textbook spot zoning, cramming excessive density into an area completely unpreparedfor it. Our neighborhood, like many others in Bozeman, thrives on its low-density residential
character. Placing high-rise buildings here creates a jarring visual and practical disconnect,fundamentally altering the livability and sense of community we cherish.
Furthermore, the lack of adequate transit and services in this area makes R-B zoning
completely unjustified. The closest shopping is over a mile away, and reliable public transit isnonexistent. This kind of development belongs downtown or near campus, where
infrastructure can support it, not here. Approving R-B for Hanson Lane would set a dangerousprecedent, opening the floodgates for similar high-density, five-story developments along the
entire Fowler Avenue corridor between Durston and Oak. It would systematically dismantlethe character of our homes and streets, eroding our property values and forever changing the
quality of life we’ve built here. The proposed extension of Annie Street as a through streettoward Emily Dickinson Elementary with no traffic calming is an unacceptable safety risk to
our children. I urge you to consider R-A zoning, which aligns with surrounding properties andpreserves the fabric of our community.
