Rao - MCA 76-2-306From:Lotta Rao To:Bozeman Public Comment Subject:[EXTERNAL]MCA 76-2-306 Date:Tuesday, March 17, 2026 11:33:39 AM CAUTION: This email originated from outside of the organization. Do not click links or open attachments unless you recognize the sender and know the content is safe. I am writing to ask the Commision to adopt an Interim Zoning Ordinance (MCA 76-2-306), under which the Commission can implement a moratorium on large developments (e.g., > 30,000 sq ft) until the NCOD guidelines are updated, and (b) to return the allowable maximum building height in B-3 to 60–70 feet, which is more neighborhood friendly than 90 feet. The development that has been permitted in Bozeman the past many years is ruining our natural environment, our historic downtown, and, crucially, our sense of place. In the long term, this type of development will also destroy tourism in the valley as it starts to look and feel like any other place on earth. Tourists look for places that exude character; that remain peaceful and have retained their culture and sense of place; and that offer a different experience than the norm. The more Bozeman gets developed, the more the draw and allure of Bozeman will be destroyed as well. Moreover, our community certainly doesn't need sprawl, water issues or more "luxury" housing. That's not what Bozeman is. There are many cities that can provide inspiration for what city commissions can and should do to protect their residents and the way of life. Instead of taking more money from developers, who don't care about Bozeman, I would love to see a vision for our town that preserves in perpetuity what makes this place so very special. Time spent on creating a long term vision for the city that helps guide current and future development would be something none of us would forget and all of us would be grateful for. We expect and need leaders that have and operate from a place of vision. Best Lotta Rao
