A description of how the proposed subdivision advances the adopted growth policy.
The proposed Gran Cielo Subdivision, Phase 3, aligns with many of the goals set forth in
the City of Bozeman’s Community Plan. Specifically, the proposed development embraces
Goal N-1: Support well-planned, walkable neighborhoods; Goal N-3: Promote a diverse
supply of quality housing units; and Goal N-4: Continue to encourage Bozeman’s sense of
place.
This proposed subdivision is the third phase of Gran Cielo I, a major subdivision that was
designed to be a walkable neighborhood with high quality dwellings with a diverse type of
units available. The development includes single-family, multi-family, and condos. Gran
Cielo Subdivision, Phase 3 will promote similar values Gran Cielo I. The proposed
development consists of primarily single-family units and a few multi-family units, designed
similarly to Gran Cielo I to ensure a seamless integration between the two developments
and promote a sense of belonging to the greater Gran Cielo community. Additionally, the
new development is designed with a pedestrian trail system to allow for connectivity to the
existing park and recreation facilities of Gran Cielo I.
