1. ALL WORK SHALL BE PERFORMED BY SKILLED AND QUALIFIED WORKMEN IN ACCORDANCE WITH THE BEST PRACTICES OF THOSE TRADES INVOLVED, AND IN COMPLIANCE
WITH BUILDING REGULATIONS AND/OR GOVERNMENTAL LAWS, STATUTES OR ORDINANCES.
2. GENERAL CONTRACTOR (GC) TO VERIFY EXISTING CONDITIONS PRIOR TO CONSTRUCTION AND NOTIFY CLIENT AND ARCHITECT OF ANY DISCREPANCIES.
3. GC RESPONSIBLE FOR VERIFYING UTILITY AND SERVICE LOCATIONS PRIOR TO CONSTRUCTION.
4. EACH SUB-CONTRACTOR IS TO FIELD VERIFY THE CONDITION OF THE SITE PRIOR TO COMMENCING THAT PORTION OF THE WORK AND IS TO BRING ANY DISCREPANCIES TO
THE ATTENTION OF THE GENERAL CONTRACTOR AND THE ARCHITECT BEFORE PROCEEDING. SUB-CONTRACTORS PROCEEDING WITH THEIR PORTION OF THE WORK
WITHOUT REPORTING ANY DEFECTS IN PRIOR WORK WILL BE JUDGED TO HAVE ACCEPTED THE WORKING CONDITIONS AND AGREE THAT THEIR NEW WORK CAN
ACCEPTABLY BE CONSTRUCTED ON THE WORK THAT HAS PROCEEDED THEM.
5. LOT SHALL BE GRADED TO DRAIN SURFACE WATER AWAY FROM FOUNDATION WALLS. THE GRADE SHALL BE A MINIMUM OF 6" WITHIN THE FIRST 10 FEET.
6. TRASH AND CONSTRUCTION DEBRIS SHALL BE KEPT IN A TIDY MANNER. PREMISES SHALL BE SWEPT CLEAN DAILY OF RELATED CONSTRUCTION DEBRIS AT THE COMPLETION
OF THE WORK TO LEAVE THE JOB SITE FREE OF ALL MATERIALS.
7. PROVIDE AND INSTALL RAIN GUTTERS & DOWNSPOUTS PER OWNER OR CONTRACTOR DISCRETION.
8. SITE PLAN IS EXEMPT FROM PARKLAND DEDICATION REQUIREMENTS PER SECTION 38.420.020.B.7 -DEVELOPMENT CREATING ONLY ONE ADDITIONAL DWELLING UNIT OR

5. All outdoor lighting must be designed and located such that the
maximum illumination measured in footcandles at the property line may not
