The contractor shall obtain the customary statutory insurances, comprehensive general liability, workman's compensation, etc. The Architect and the Owner shall be named as additional insured. 2. The Contractor must comply with the rules and regulations of Authorities Having Jurisdiction and shall conform to all City, County, State, and Federal Construction, Safety and Sanitary Laws, Codes, Statutes and Ordinances. All fees, taxes, permits, applications and Certificates of Inspections, and the filing of all work with the governments agencies shall be the responsibility of the Contractor unless otherwise agreed upon between the Owner, Architect, and General Contractor in writing. 3. All work shall be performed by skilled and qualified workmen in accordance with the best practices of those trades involved, and in compliance with building regulations and/or governmental laws, statues or ordinances. 4. Contractors shall be responsible for the distribution of drawings and/or specifications to the trades under their jurisdiction. 5. All work shall be erected and installed plumb, level, square, true and in proper alignment. 6. All materials shall be new, unused and of the highest quality in every respect, unless noted otherwise or has gained written approval from the Owner and Architect. 7. Manufactured materials and equipment shall be installed per manufacturer's recommendations and instructions. 8. Architect must approve any and all substitutions of materials, where the terms "Equal to", "Equivalent" or "Approved Equal" are used. 9. All work and materials shall be guaranteed against defects for a period of at least one (1) year from approval or occupancy has been given in writing. 10. Contractor is responsible for keeping the premise free from accumulation of waster materials, trash or staged materials. Premise shall be cleaned daily and free from construction debris and garbage in anywhere other than designated dumpster's. 11. Drawings indicate general and typical details of construction. Where conditions are not specifically indicated but are similar character to details shown, similar details of construction shall be used, subject to review and approval by the Architect. 12. The General contractor shall check and coordinate with the Electrical and Mechanical contractors for block- outs, conduit, pipe sleeves, embedded items, etc. that are to be placed in the concrete and masonry, as well as openings in the structure for mechanical and electrical installations. 13. The Architect/Engineer shall preview shop drawings only for general conformance with the design intent of the project and for compliance with the information given in the contract document. Dimension and quantities noted on the shops drawings are not guaranteed by the Architect/Engineer, and therefore, must be verified by the General Contractor. The General Contractor is responsible for information that pertains to the fabrication process or the techniques of construction, and for the coordination of the work of all trades. Shop drawings must be reviewed, stamped and signed by the General Contractor prior to review by the Architect/Engineer. 14. Any discrepancies or conflicts discovered through the use of these drawings shall be reported immediately to the Architect. 15. Dimensions shown outside of buildings are from face of framing to center of rough openings or face of framing unless noted otherwise. 16. All stairs shall have a minimum tread of 10" and a maximum rise of 7 3/4". 17. Guardrails shall be a minimum of 42" with no openings greater than 4". 18. All egress windows from bedrooms shall have a net clear opening 5.7 sf and a maximum sill height of 42". 19. All model numbers for builders hardware are based on "Simpson" hardware. 20. This project is a site alteration of the existing Gamma Delta Sorority. The property currently is being utilized by Gamma Delta Sorority for parking purposes. The current parking lot will remain to support the parking requirements of the sorority, in addition to any new parking that will be required for the building. There may be minor alterations to the parking lot layout itself. The building is a new construction structure, identified under group living, which is the same as the rest of the sorority.
