Proposed Hannah House Site Alteration Vehicle Trip Generation Projections As provided by Firm 5, the proposed Hannah House site alteration is “a site improvement of the existing Delta Gamma sorority. The property is currently being utilized by Delta Gamma Sorority for parking purposes. The current parking lot will remain to support the parking requirements of the sorority in addition to any new parking that will be required for the building. There may be minor variations to the parking lot layout itself. The proposed building is a new construction structure, identified under group living, which is the same as the rest of the sorority.” For the proposed building, it will have the following:  Main Level Roughly 1,600 square feet (ft2).  Upper Area Approximately 3,000 ft2.  Living Space About 550 ft2 - one bedroom unit on the east portion of the main level, included as a portion of the 1,600 ft2 main level area. The proposed site alteration was evaluated under the Institute of Transportation Engineers (ITE) Trip Generation Manual, 12th Edition published in August 2025 utilizing Land Use Code 225: Off-Campus Student Apartment (Low-Rise) – Adjacent to Campus. The proposed dwelling unit was used as the independent variable in the analyses. As described in the ITE Trip Generation Manual, “An off-campus student apartment (low-rise) complex has two or three floors of living space and houses college or university students. The apartments are typically rented by the bedroom and most contain a common area or shared living space (living room, kitchen, dining area). Each bedroom typically has a private bath. These apartments are sometimes called “independent bedroom apartments.” The proposed dwelling unit was chosen as the independent variable as the additional proposed space is not anticipated to generate additional traffic for the site than that which presently exists, noting there may be fluctuations based on sorority membership each semester. Trip Generation Analysis for the Hannah House Site Alteration January 19, 2026 26-0101_Hannah-House_Site-Alteration_Trip-Gen-Summary_20260120 Page 2 of 2 For the weekday trip generation estimate, ITE Land Use Code 220: Multifamily Housing (Low-Rise) was utilized with a general urban / suburban setting due to ITE Land Use Code 225: Off-Campus Student Apartment (Low-Rise) – Adjacent to Campus not having available data for weekday trip generation estimates. Based on the ITE trip generation rates, the proposed project is projected to generate a total of 8 average weekday vehicle trips. Additionally, 1 vehicle trip is forecast for the weekday, AM peak hour plus 2 during the weekday, PM peak hour. Pedestrian and/or bicyclist-related activity may comprise a portion of development related trips due to its location in relation to the Montana State University campus. The estimated trip generation for the development is summarized in Table 1 below and is also attached for reference.
