HomeMy WebLinkAbout003 - Project Narrative Project Narrative Project Address: 419 North Wallace Avenue, Bozeman, MT 59715 Date: Wednesday, October 29 The project proposes to demolish an existing residence and construct a new residence with attached garage on the property. The existing garage will remain and be converted to a guesthouse for the new residence. An existing storage shed will be demolished. The existing structure proposed to be demolished was constructed pre-1891 and is not deemed historic. Elements to be salvaged include select light fixtures and plumbing fixtures. Existing chain link fence facing North Wallace to be demolished. Existing fence along property lines to remain. The new residence is proposed to be a 3 bedroom home with attached garage. The main pedestrian entry faces North Wallace, with garage access from the alley. All existing trees on the lot are planned to remain, and new landscaping will be provided by Linda at Gradient Landscapes. The new residence and garage are proposed to have cedar siding with pine tar vitriol finish in a neutral brown shade, with aluminum panel and fiber cement siding elements selectively used. Metal windows are proposed in red for a playful gesture in keeping with the energy of the neighborhood. The present-day garage is proposed to be converted to a guesthouse. The current driveway will remain and the existing garage door will be replaced to allow for light and connection with the street. The structure is proposed to be painted red to match the windows proposed on the new residence. No exterior structural changes are proposed to the garage.
