Updated exterior of detached garage. Some updated windows, updated siding and roof. Moved/relocated Destroyed Other Sanborn maps show that a square-plan residence was present on the property in 1890, but it is unclear if the current house is the same. The 1904 and 1912 Sanborns show a residence with a floor plan that more closely matches the current residence, which formerly featured a full-length front porch. A newspaper article suggests the current house was built in 1900 by the Guibor’s, although it may have been replaced or heavily remodeled between 1901 and 1920 while owned by the Smullen’s. Additionally, the hipped-roof box form was popular during the early twentieth century, so it is likely that the original residence featured architectural features of the form, and possibly elements of the classic cottage, and was later renovated to its current form. See history below. NARRATIVE DESCRIPTION OF PROPERTY This site was previously recorded in August of 1984 by James R. McDonald Architects, P.C. Metcalf revisited the site in August of 2025 and provides the following update. Feature 1 (F1) is a single-story, irregular plan residence. The building features a basement level and rests on a poured concrete foundation. It features a wood frame structural system clad primarily in horizontal wood siding with thin metal corner bracket protectors. It is topped by an elongated hipped roof clad in brown composition shingles. It has an exterior concrete block chimney on its south elevation and a metal exhaust pipe on the north slope of the roof. The primary entrance is located on the east elevation through a three-lite, wood slab door. The door is recessed in a centrally located, enclosed, rectangular extension. The extension features a wood floor landing, is clad in wood skirting, and is topped by a shed roof. The entrance is accessible via a set of five concrete steps with decorative wrought iron handrails. The primary (east) elevation features two replacement vinyl, single-lite windows on the basement level; and two original wood, one-over-one, double- hung sash windows fronted by a one-over-one storm window. The south elevation features three basement windows: a wood, six-lite, fixed window; and two replacement vinyl, single-lite windows. The main floor of the south elevation features three windows: a replacement vinyl, one-by-one, horizontal slider unit; an AE-R FORM 1 ARCHITECTURE & ENGINEERING RECORD PAGE 3 of 11 6/2024 PO Box 201201 – Helena, MT 59620-1201 | (406) 444-7715 – mtshpo@mt.gov | https://mhs.mt.gov/Shpo/Forms (AERForm.docx) aluminum, one-by-one, horizontal slider unit; and an original wood, one-over-one, double-hung sash window fronted by a storm window. The west elevation features a rectangular extension that is topped by a shed roof. The shed roof extension was not mentioned in the residence’s previous recording (1985); however, it is visible in aerial imagery from 1981 and is depicted in the Sanborn maps. The shed roof extension features an additional entrance through a wood slab door fronted by a storm door. The extension also features two, original wood, two-by-three casement window. The core of the building, to the south of the extension, features a replacement vinyl, single-lite window on the basement level, and a wood, one-over-one, double-hung sash window. The north elevation is clad in staggered shake shingle siding. The basement level features two single-lite, original wood, fixed windows and one original wood, six-lite, fixed window fronted by a storm window. The main floor of the north elevation features two original tall, wood, two-over-two, double-hung sash windows fronted by storm windows; and one replacement vinyl, one-by-one, horizontal slider unit. The north elevation of the shed roof extension features two original wood, two-by-three, casement windows. Feature 2 (F2) is a detached, two-stall garage that is located to the southwest of F1. F2 features a rectangular floorplan and rests on a poured concrete foundation. It is clad primarily in horizontal wood siding and is topped by a front gable roof; the gable ends are clad in staggered shake shingles. The roof is clad in brown composition shingles. The east elevation features a single, two-stall, overhead door. The south elevation has no fenestration. The west elevation features a vinyl, one-by-one, horizontal sliding unit. The north elevation features a single, wood slab pedestrian entrance. Since its previous recording (1984), the detached garage has undergone several alterations including replacement siding and the removal of two, single-stall garage doors and the installation of one, two- stall garage door. Feature 3 (F3) is a prefabricated shed that is located north of F1, at the center north of the parcel. It has a rectangular floorplan and is clad in vertical wood panels. F3 is topped by a side gable roof clad in brown composition shingles. The north elevation features two, French-style doors and a two-by-two, fixed window flanked by two decorative board and batten shutters. HISTORY OF PROPERTY Prepared by Crystal Alegria, The Extreme History Project, Bozeman, MT The property currently addressed as 419 North Wallace was platted within the Babcock and Davis Addition which was filed for record on May 06, 1883. In 1890 and 1891, according to the Sanborn Fire Insurance Map, there was a square wood-frame one-story dwelling on this property. On the 1904 Sanborn Fire Insurance Map, the dwelling is still a one-story and wood-framed residence but has two additions, including one on the rear of the dwelling and a second to the front of the house that is possibly a porch. Two small outbuildings also appear on the 1904 Sanborn map, with one just to the rear and south of the dwelling and one at the very back of the property. Both outbuildings are one-story and wood-frame. The 1912 Sanborn map shows the same configuration of the residence and outbuildings. The 1927 Sanborn map shows the same configuration of the residence and outbuildings but the outbuilding at the very rear of the property has become two stories and is identified as an automobile garage. The 1960 Sanborn map has the exact configuration of residence and outbuildings as the 1927 map. The property in 2025 has a much larger garage to the rear and south of the residence that was built after 1960. In 2025, the outbuilding at the very rear of the property has been removed and a small shed is present on the north side of the property. On May 31, 1890, Frank A. and Jennie M. Guibor purchased this property for $500 from William Welch. In 1900, Frank A. and Jennie M. Guibor lived in a residence on this property along with their three children, Charles, Herbert and Clarence. Jennie Denton was born in Rock Island, Illinois on November 20, 1857. She married Frank Guibor in Fondulac, Wisconsin on November 13, 1879 (Journal of the San Juan Islands, 19 July 1917). Frank Guibor was born on February 22, 1858 in Moline, Illinois. While living in this residence, Frank Guibor worked as an engineer for the Northern Pacific Railway. In June of 1890, The Montana Register newspaper states “Frank F. Guibor, an engineer on the Northern Pacific, is finishing up a neat cottage on Wallace Street. Mr. Guibor was formerly employed on the Northwestern railroad near Chicago, Ill., but has concluded to live out west and has wisely selected Bozeman as his AE-R FORM 1 ARCHITECTURE & ENGINEERING RECORD PAGE 4 of 11 6/2024 PO Box 201201 – Helena, MT 59620-1201 | (406) 444-7715 – mtshpo@mt.gov | https://mhs.mt.gov/Shpo/Forms (AERForm.docx) permanent home” (Montana Register, 14 June 1890). This article could refer to the building of the residence on this property. The Guibor family sold the property to Michael J. Smullen on February 20, 1901 and moved to Seattle, Washington Michael and Caroline Smullen along with their children lived in the residence on this property during ownership from 1901 until 1920 when the family moved to Livingston, MT. From 1920 to 1934 when they sold the property, the Smullen’s rented it out to various people including the subsequent owners, Marcus and Lena Lee. Smullen was born in Scotland on April 29, 1866, and immigrated to the United States as a young man. While living in this residence, Smullen worked for the Bozeman police as a patrolman and in train car repair for the Northern Pacific Railway. The Smullen family moved to Livingston in 1920 (The Bozeman Courier, 04 January 1946, R. L. Polk & Co., 1902). Michael Smullen’s wife, Caroline Fornswall, was born in Sweden in 1873 and came to America in 1892. She married Michael Smullen on August 11, 1897 at the home of her sister, Ancada Benhart, who lived north of Belgrade, MT. Caroline Smullen died on August 30, 1933 and is buried in Bozeman’s Sunset Hills Cemetery (Livingston Enterprise, 01 September 1933). Michael Smullen put the property up for sale in 1927, listing it in the Bozeman Daily Chronicle newspaper on May 22, 1927. The listing read, “Five room house, 419 N. Wallace, modern except heat; lot 100 x 194 feet, good barn and garage, chicken house, improvements all paid only $2,500; easy terms” (May 22, 1927. Bozeman Daily Chronicle). Michael and Caroline Smullen may have updated the property during their ownership by either tearing down the original structure and replacing it with a more modern residence or extensively remodeling the dwelling. The Smullen’s purchased the property for $975 in 1901 and sold it to Marcus H. and Lena Lee on May 29, 1934 for $2500. Marcus Lee was born on March 13, 1892 in Amsterdam, New York. He grew up and attended schools in New York. He came west at the age of twenty-one in 1913, and settled on a homestead near White Sulphur Springs, MT. Marcus Lee married Lena Shriver on September 12, 1925. Lena S. Shriver was born on October 27, 1897 in Ennis, Montana. In 1908, she came to Bozeman with her parents. While living in this residence, Lena Lee worked at Montana State College (MSC; now Montana State University) as the secretary for the engineering department. Prior to her employment at MSC, she attended grade school and high school in Bozeman, MT. The couple moved to Livingston in 1929 but moved back to Bozeman in 1936, and Marcus Lee opened the Rocking R Bar. Lena Lee was killed in an automobile accident in November of 1953 at the age of 56 (The Bozeman Courier, 13 November 1953). With the death of his wife, Marcus Lee moved to Manhattan, MT and farmed. In 1953, Marcus Lee put the house up for sale. The listing in the Manhattan Inter-Mountain newspaper read, “For Sale: 5 room house, full basement, 2 car garage on 419 N. Wallace, Bozeman, Montana. For information see Marcus Lee, Manhattan, Box 131” (The Manhattan Inter-Mountain Press. July 9, 1953). In 1960, Lee retired and moved to Billings. He died in Billings in 1975 (The Billings Gazette, 09 December 1975). Marcus Lee sold this property to Rodney and Charlotte Frick on February 8, 1954. Charlotte Martin was born on April 11, 1932 in Bozeman, MT to Dorothy and Harold Martin. Charlotte spent much of her childhood living in Three Forks, MT. She married Rodney Frick on December 7, 1949. Rodney Frick was the proprietor of the East Main Carter Service Station in Bozeman while living in this residence. He also worked as a salesman for the Bon Ton Bakery in 1954 (R. L. Polk & Company, 1954, 1956 and 1958). Glen E. and Martha A. Edsall purchased this property from Rodney and Charlotte Frick on February 3, 1961. Glen Elwin Edsall was born in Jordon, MT on August 1, 1925 to Hazel and Roy Edsall. He spent his childhood on a ranch and rode several miles to attend the country school in his youth. When older he attended a boarding school to complete his education. Edsall enlisted and served in the Navy. After he was discharged, he attended Carroll College in Helena, MT and, later, the University of Montana in Missoula, MT. He taught elementary school and later helped his parents with the ranch. Glen Edsall married Martha Hoverson in 1951 (Findagrave.com, 2025). While living in this residence, Glen Edsall worked as a salesman for Northern Auto (R. L. Polk & Co., 1961). Glen E. and Martha A. Edsall sold this property to Everett G. and A. Vivian Cook on May 29, 1963. The Cook family lived in this house during ownership. While living here, Glen Edsall worked as a barber for the Fashion Barber Shop and Vivian worked at the KBMN Radio Station (R. L. Polk & Co., 1963 and 1964). On May 28, 1971, the Edsall’s sold the property to Frank P. and Pauline A. Baer. The Baer’s lived in this residence during ownership. Frank Baer worked as a packer for the Montana Flour Mill and later as a custodian at Montana State University and the U.S. General Service Administration. Pauline worked as a clerk for Nu-Way Cleans, as a checker for the City Cleaners and at Montana State AE-R FORM 1 ARCHITECTURE & ENGINEERING RECORD PAGE 5 of 11 6/2024 PO Box 201201 – Helena, MT 59620-1201 | (406) 444-7715 – mtshpo@mt.gov | https://mhs.mt.gov/Shpo/Forms (AERForm.docx) University (R. National Register Evaluation and Assessment HAS A FORMAL ELIGIBILITY DETERMINATION BEEN PREVIOUSLY ISSUED FOR THIS SITE/PROPERTY? No formal determination Yes, determined NOT eligible Yes, determined eligible Yes, NR listed Unknown PROVIDE YOUR ASSESSMENT OF THE SITE’S/PROPERTY’S ELIGIBILITY FOR THE NATIONAL REGISTER Meets criteria as an individual property Meets criteria as a contributing element to a historic district Does not meet criteria Does not meet criteria, and is a non-contributing element to a historic district Historic District Name: APPLICABLE NR CRITERIA+ ARGUMENT FOR OR AGAINST EACH NR CRITERION A – Events YES NO The property is recommended not eligible under Criterion A. Research into the property and the region through GLO maps, chain of ownership records, historic newspapers, plat maps, and Sanborn maps failed to uncover any evidence suggesting that the residence is associated with any events, themes, or patterns important to the history of the area. B – Persons YES NO The property is recommended not eligible under Criterion B. Research into the property through historic newspapers, directories, plat maps, and Sanborn maps did not reveal the residence to be associated with any persons important to the history of the region, Montana, or the United States. C – Characteristics YES NO The property is recommended not eligible under Criterion C. Although the residence (F1) was likely constructed as a hipped roof box with character-defining features of the Classic Cottage style, renovations to the residence have eliminated the property’s ability to convey its significance associated with a type, period, or method of construction (see integrity statement below). D – Information YES NO The property is recommended not eligible under Criterion D. Research into the history of the property failed to reveal evidence that the resource has the potential to yield information pertinent to local research questions regarding the history of the area. COMMENTS INTEGRITY (LOCATION, DESIGN, SETTING, MATERIALS, WORKMANSHIP, FEELING, ASSOSCIATION) The site retains integrity of location, as the primary residence has not been moved from its original place of construction. Integrity of setting and feeling have been retained, as the property remains in a residential subdivision and is surrounded largely by historic age residences. Integrity of design, materials, and workmanship have all been significantly impacted by the alteration of the front porch, replacement siding, and the replacement window materials on the primary residence (F1), and the replacement siding and replacement doors on F2. The resource lacks integrity of association as no notable historic associations with the property were found. The property does not retain sufficient integrity to convey its historic character and is therefore recommended not eligible for inclusion in the NRHP.
