Please vote NO for the R-B zoning for the L-Street annexation. This largely undeveloped
property at the edge of the City's growth boundary and adjacent to PLI zoning has exceedinglybetter potential for other uses. The enormous cost and liability to the City for the utility work,
risk to human and environmental health of developing this EPA superfund site, and thepresence of the East Gallatin floodway, floodplain, and wetlands, suggests engaging with this
distressed property owner and Bozeman's philanthropic community to zone this parcel in asPLI and create a heritage site out of it for current and future generations to learn from.
Let's make lemonade from lemons, instead of pretending that it's a good idea to develop a
former superfund site into high-density affordable housing on the edge of town.
