RE: 802 S 8th Ave Structural Assessment
Chris,
At your request, Stahly Engineering and Associates (SEA) visited the subject property on August
27th, 2025. The purpose off our site visit was to provide a visual inspection of the structural
condition of the above noted residence.
At the time of our observation, it was noted from the exterior of the building that notable foundation
settlements have occurred and the exterior walls of the structure are no longer plumb. Upon entering
the structure, it was noted that substantial water damage has occurred in all rooms of the structure.
The main and upper floors of the structure have large noticeable slopes, and substantial water
damage has occurred to the existing plaster and lathe. We were unable to determine at the time of
our observation if the floor joists showed any signs of rot or water damage. At the upper level, it was
noted that substantial deterioration of the roofing materials has contributed to rot and water damage
to the lumber sheathing as well as the 2x rafters. In the crawlspace, it was noted that the floor joists
are supported by beams and log posts with unknown or non-existing foundation elements. The
beams appear to have been added over time to shore up the existing joists. The attached photos
show the observed structural damage and deficiencies.
Based on our observations, the structure has sustained substantial structural damage due to water
intrusion and pour surface drainage. At this time, we feel that per the 2021 International Existing
Building Code (IEBC) the level of structural repairs required to return the structure to its original
undamaged state would exceed 50% of the total area. Per the IEBC, that would be classified as a
substantial structural alteration and require that the altered elements be designed per the
requirements of the 2021 International Residential Code or the 2021 International Building Code.
The cost of the necessary repairs to the structural systems would likely exceed the current value of
the building.

Additionally, at this time we feel that the roof structure has sustained significant enough structural
damage that partial collapse may be possible if the structure is subjected to normal design snow
loads and poses a threat to public safety.
