NARRATIVE DESCRIPTION OF PROPERTY
This site consists of two historic architectural features: a duplex residence (Feature 1) built circa 1940 and a detached garage
(Feature 2) built circa 1951. These two structures are on the east end of a property that is also occupied by an additional residential
structure and a second detached garage; the second residence and detached garage have a different address (802 S. 8th Avenue) and
are recorded on a separate form.
The duplex structure and its associated detached garage were previously recorded in 1984 by James R. McDonald Architects P.C., and
were described as follows:
“This detached one-story double-family residence has a rectangular plan with a gable over the front entrance supported by wood
posts. The façade is symmetrical and consists of two centrally located entrances with 3/1 double-hung windows. The frame
construction is finished in weatherboard and rests on a low concrete foundation. The flat roof is covered with rolled roofing and lies
parallel to the street. There is a detached two-car garage.”
Metcalf visited the site on July 21, 2022 and noted no significant changes since the 1984 survey. Further details and corrections
include the following: the residence supports a shed roof that slopes down to the south; a parapet extends above the roof line on
the north, east, and west elevations. The primary façade faces north onto W. College St. and is clad in horizontal wood siding. Most
windows and openings appear original and intact; one window on the south elevation has been replaced with a modern, vinyl, one-
over-one lite window. Neither unit has a rear or side entrance, making the primary entrances the only entry and exit point.
The detached garage is southeast of the duplex and its primary façade faces north. The garage has a rectangular plan and a front
gable roof clad with asphalt shingles. The exterior walls are clad in horizontal wood siding. The Overhaging eaves are open and
supported by simple wood brackets; wood rafter ends are visible under the eaves of the east and west elevations. The primary
entrance is composed of accordion-style wood panels.
Vegetation around the property includes numerous mature coniferous and deciduous trees, bushes, and flowering plants.
Both features are in fair condition.
HISTORY OF PROPERTY

The property currently addressed as 714 – 716 West College Street was platted within the Capitol Hill Addition on September 2, 1890 by Louis F. Menage and Amanda A. Menage.
This one-story duplex residence was constructed in c. 1940 (Sanborn, 1927, 1943, R. L. Polk & Company 1938, 1940) on the east
portion of the property. The older residence had been built on the west portion of the property between 1898 and 1904; it
continues to face Eighth Street with the address 802 South Eighth Avenue and is recorded on a separate form. This duplex residence
was built facing College Street with the address of 714-716 West College. After 1940, both buildings existed on the property
simultaneously.
Luella P. Zilliox purchased this property on June 12, 1936. Luella and Louis Zilliox most likely built this duplex to the rear of their
residence (at 802 S. Eighth). Luella Zilliox had been born August 9, 1906 in Thayer, IO (Ancestry.com, 2012) and Louis Zilliox was born

on July 18, 1907 in Nevada, MO (Ancestry.com, 2011). Louis worked as manager of the Helena Cream Station while residing in this
residence (R. L. Polk & Co, 1940, 1942).
This duplex was inhabited in the 1940s by Montana State College (M.S.C.) instructors, but by the 1950s the occupants were M.S.C.
students due to its proximity to the college. Montana State College became Montana State University in 1965. Throughout the 1960s
to the 1980s, the residents of this duplex were largely students who attended Montana State University. There was occasionally a
professional living in the residence, but the majority of occupants were students. The turn-over rate was high, with a new occupant
nearly every year according to the city directories (R. L. Polk & Co., 1940 to 2012).
Julian S. Miles and Lucy Cleo Miles purchased the property from the Zillioxes on December 3, 1943. Julian and Cleo Miles had been married on July 3, 1940 (Ancestry.com, 2017). The couple lived in the residence on this property, addressed then as 802 South Eighth
Avenue, during ownership. The couple divorced on August 20, 1945 and sold the property to LeRoy V. and Marguerite Good on
March 28, 1946.
Marguerite Menge was born on September 8, 1910 in Elkport, IA to Louis and Elizabeth Menge. She married LeRoy Good on June 30,
1934 in Missoula, MT. The couple divorced on March 23, 1948 (Ancestry.com, 2017) and LeRoy sold the property to Marguerite on
March 12, 1948. In 1950, the census listed Marguerite as living in the residence on this property addressed as 802 South Eighth
Avenue with her son, Lee. She rented rooms out to lodgers including William Kondzerski, Harold Haanes, Harvey Carlson, Burton
Firchemmer, and Robert L. Johnson (Ancestry.com, 2022). After Marguerite’s death on August 21, 1999 in Billings, MT, ownership of
the property transferred to her estate and then to her son, Lee V. Good on June 15, 2001 (Ancestry.com, 2017).
Steve and Polly Dupuis purchased the property on July 8, 2017. On October 1, 2021, they sold the property to the Stapes Boz LLC,the
current owners as of July 2022.

INTEGRITY (location, design, setting, materials, workmanship, feeling, association)
Peeling paint, a cracked foundation, and deteriorating eaves and siding affect integrity of materials. Integrity of setting has been
minimally impacted by commercial development along College Ave and S. 8th Street. Integrity of location, design, workmanship,
feeling, and assoication are retained. The site retains sufficient integrity to convey its historic associations.
ELIGIBILITY STATEMENT (continued):
Sect. 38.700.090 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP
or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. The property is not
within an existing historic district, and additional research is needed to evaluate the historic district potential of the neighborhood.
The property has therefore not been evaluated in reference to its contribution to a potential historic district.
POSSIBLE IMPACTS TO THE SITE
Impacts to the site include overgrown vegetation and the potenial for additional commercial or university development along College
Ave and S. 8th Street.
