NARRATIVE DESCRIPTION OF PROPERTY
This site consists of two historic architectural features: a single-family residence (Feature 1) built between 1898-1904, and a
detached garage (Feature 2) built circa 1951. The two structures are located on the western end of a property that is also occupied
by another residential structure and a second detached garage; the second residence and garage have a different address (714-716
W. College St.) and are recorded on a separate form.
The residence and its associated detached garage were previously recorded in 1984 by James R. McDonald Architects P.C., and
described as follows:
“This detached one-and-one-half story multi-family residence has a T-shaped plan with a hood on brackets over the front entrance.
The one-bay façade is asymmetrical and consists of an offset front entrance with one fixed 6/1 window and double-hung 1/1 and 6/1
windows. The frame construction is finished in asbestos siding and rests on a concrete foundation. The gable roof is covered with
green asphalt shingles and features dormers and boxed eaves. There are two chimneys, both interior, one of brick and a metal
stovepipe. A rear addition with a shed roof has been added. Outbuildings include a garage.”
Metcalf visited the site on July 21, 2022 and noted no significant changes since the 1984 survey; however, further details and
corrections include the following: the rear portion, which McDonald notes as an "addition" was present on the original residence in
1904. This portion supports an asymmetrical gable roof perpendicular to the gable of the main part of the house. A third interior
brick chimney extends from the roof of the east portion. The windows have simple wood surrounds, and the windows and openings
appear to be original and intact, although several have broken lites.
The detached garage is southeast of the residence. The driveway is accessed from W. College St. and consists of two concrete strips
that lead to a concrete pad in front of the garage's primary façade. The concrete pad is cracked and uneven. The garage is
rectangular in plan and supports a front gabled roof. The exterior is clad in horiztonal wood siding with vertical corner boards. The
primary façade and vehicle entrance face north towards W. College St. The entrance is composed of a pair of bi-folding wood doors.
Windows on the east and west elevations have been infilled with wood panels.
Vegetation around the property is heavily overgrown, obscuring much of the house and extending onto the roof of the detached
garage.
Both features are in poor condition. Some portions of the asbestos exterior cladding are missing, exposing the horizontal wood
siding underneath. The window surrounds have peeling paint and several windows have broken lites. The front entry hood is rotted
and falling apart. The roof shingles are weathered and some are missing. The foundation of the east portion appears to be sinking, as
evidenced by the slanted window on the north elevation (see image below).
HISTORY OF PROPERTY

The property currently addressed as 802 South Eighth Avenue was platted within Bozeman’s Capitol Hill Addition on September 2,
1890 by Louis F. Menage and Amanda A. Menage.
This one and one-half story residence was constructed after 1898 and before 1904, with two one-story outbuildings and a two-story
stable located at the rear of the lot which in 1904 was addressed as 802 ½ (Sanborn Map, 1904).
J. B. Crooker purchased this property from Louis F. Menage and Amanda A. Menage on June 05, 1893.

Kate E. and Hampden P. Railey purchased this property from J.B. and Frances A. Crooker on September 29, 1899. The deed record
notes this was a land purchase. Hampden Pleasant Railey had been born on February 3, 1850 in Weston, MO. Hampden married
Catherine “Kate” Payne on April 17, 1875. They came to Bozeman, MT in 1879 (The Billings Gazette, 30 January 1924).
Kate and Hampden Railey sold this property to C.M.C. and Elozah J. Morrison on September 30, 1902. Cassius M. Morrison had been
born on August 13, 1854, in Wyandot, OH to David and Mariah Morrison. Cassius married Elozah Jane Mansfield on November 25,
1874, in Wyandot, OH. He died on January 22, 1938, in Bozeman at the age of 83 and was buried in Bozeman’s Sunset Hills
Cemetery. Elozah Mansfield had been born on April 25, 1857, also in Wyandot, to Samuel and Mary Mansfield. Elozah died on June
21, 1946, in Ekalaka, Montana at the age of 89 and was buried in Bozeman’s Sunset Hills Cemetery. The Morrison family lived in this
residence from 1904 to 1910 according to the Bozeman city directories (R. L. Polk & Co., 1904, 1906, 1908, 1910). Elozah Morrison
operated a boarding house out of this residence in 1910 according to the census (Ancestry.com, 2006). By 1912, the Morrisons had
moved their residence to 328 E. Lamme Street in Bozeman. They owned this property until August 6, 1923 when they sold it to V. J.
Bittner.
Either the Raileys or the Morrisons built the residence on this property between 1898 and 1904. The 1898 “Bird’s Eye View of the
City of Bozeman” illustration shows no residence on this lot in 1898. The 1904 Sanborn map records a residence and outbuildings on
the property in 1904 (Sanborn Map, 1904).
Vincent John Bittner was born in Schildberg, Moravia on August 18, 1862. Bittner immigrated to the United States in 1890 according
to the 1920 Census. While living in Bozeman he worked as a merchant tailor (Ancestry.com, 2017) in a business he had established in 1893 (R. L. Polk & Co., 1927).
Ignatius and Nellie “Ellen” Bittner received this property from Vincent John Bittner, an uncle of Ignatius’, on December 24, 1924 via a
quitclaim deed. They did not live in the residence during ownership. Ignatius Bittner had been born on May 29, 1886 in Austria. He
arrived in Bozeman in 1900 and first worked as an apprentice to his uncle, Vincent John Bittner, as a tailor. Ignatius was a member of
the Bozeman Volunteer Fire Department for 25 years. He was also a member of Bozeman’s Holy Rosary Catholic Church and
belonged to the Woodmen of the World fraternity. He married Nellie Preston in Bozeman in 1909 (Great Falls Tribune, 16 December
1959). Nellie “Ellen” Preston had been born in Shelby County, MO on January 6, 1884 to Winfield and Ellen Preston. Ellen died in
Bozeman in 1932. Ignatius died in 1959 (Findagrave.com, 2022).
Virginia F. Ferguson purchased this property from the Bittners on July 14, 1928. Virginia and husband, Eugene, and children Donieve,
Thomas and Elizabeth, lived in this property during ownership. Virginia Brock had been born in Henderson, NC in 1882. She married
Eugene Ferguson in Bozeman on December 2, 1903 (Ancestry.com, 2017). Eugene had been born in Tennessee on December 8, 1877
(Fort Collins Coloradoan, 04 August 1959). While living in this residence he worked as a janitor at Montana State College, which later
became Montana State University (R. L. Polk & Co., 1927). Virginia died in 1933 and the estate was auctioned. Security Building &
Loan Association of Billings, MT took ownership of the property via a Sheriff’s Deed on May 26, 1936. It was then sold to Luella P.
Zilliox on June 12, 1936.
Luella P. Zilliox lived in this residence during ownership with husband, Louis, and daughter Pauline. Luella Zilliox had been born
August 9, 1906 in Thayer, IA (Ancestry.com, 2012) and Louis Zilliox was born on July 18, 1907 in Nevada, MO (Ancestry.com, 2011).
Louis worked as manager of the Helena Cream Station while residing in this residence (R. L. Polk & Co, 1940, 1942).
While living in the residence, the Zillioxes built a duplex at the rear of the property in c.1940. This duplex faced College Street and is
addressed as 714-716 W. College Street. The two properties, the residence and the duplex, existed on the property simultaneously
from this point forward.
Julian S. Miles and Lucy Cleo Miles purchased the property from the Zillioxes on December 3, 1943. Julian and Cleo Miles had been
married on July 3, 1940 (Ancestry.com, 2017). The couple lived in this residence during ownership. The couple divorced on August
20, 1945 and sold the property to LeRoy V. and Marguerite Good on March 28, 1946.
Marguerite Menge was born on September 8, 1910 in Elkport, IA to Louis and Elizabeth Menge. She married LeRoy Good on June 30,
1934 in Missoula, MT. The couple divorced on March 23, 1948 (Ancestry.com, 2017) and LeRoy sold the property to Marguerite on
March 12, 1948. In 1950, the census listed Marguerite as living in this residence with her son, Lee. She rented rooms out to lodgers

including William Kondzerski, Harold Haanes, Harvey Carlson, Burton Firchemmer, and Robert L. Johnson (Ancestry.com, 2022). After
Marguerite’s death on August 21, 1999 in Billings, ownership of the property transferred to her estate and then to her son, Lee V.
Good on June 15, 2001 (Ancestry.com, 2017). During both Marguerite’s and her son Lee’s ownership, they rented the property to
various people.
Noel G. Johnson and his wife, Cora, lived in this residence from approximately 1959 until their deaths in 1961. Noel Gerhard Johnson
had been born on July 5, 1897, in Benson, MN. He married Cora Marie Holte on February 21, 1919, in Starbuck, MN. Noel died on
October 1, 1961, in Bozeman at the age of 64, and was buried in Starbuck. Cora Marie Holte had been born on February 3, 1897, in
Starbuck. She died on November 3, 1961, in Starbuck, MN, also at the age of 64. Noel had worked as a meat cutter while residing in
this residence.
After the Johnson’s lived in this residence, it was rented to students attending Montana State College (later Montana State
University). The residence was near the university, so it was a convenient location for students to live.
Steve and Polly Dupuis purchased the property on July 8, 2017. On October 1, 2021 they sold the property to the Stapes Boz LLC, the
current owners as of July 2022.

INTEGRITY (location, design, setting, materials, workmanship, feeling, association)
Missing exterior cladding, broken lites, and the deteriorated entry hood impact integrity of materials. Integrity of setting has been
minimally impacted by commercial development along College Ave and S. 8th Street. The residence retains its design and continues to
be used as a single-family residence. The site retains integrity of location, design, workmanship, feeling, and association. The site
retains sufficient integrity to convey its historic associations.
ELIGIBILITY STATEMENT (continued):
Sect. 38.700.090 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP
or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. The property is not

within an existing historic district, and additional research is needed to evaluate the historic district potential of the neighborhood.
The property has therefore not been evaluated in reference to its contribution to a potential historic district.
POSSIBLE IMPACTS TO THE SITE
Impacts to the site include overgrown vegetation and the potenial for additional commercial or university development along College Avenue and S. 8th Street.
