Subject: Formal Request for Commission Call-Up of Site Plan: 811 West Mendenhall St Dear Mayor and City Commissioners, As a resident directly impacted by the proposed development at 811 West Mendenhall St, I am formally requesting that the City Commission exercise its authority to call up the Site Plan for this project for a full public hearing. My request is based on the following significant concerns that require public deliberation: Parking and Traffic Safety: The scale of this 95-unit project creates an unprecedented density for this corner, threatening the safety and accessibility of North 8th Avenue. Neighborhood Character: As this site sits within the Neighborhood Conservation Overlay District (NCOD), the current administrative review does not sufficiently address how a 5-story structure integrates with the historic residential character of the surrounding homes. Conditions of Approval: There are critical unanswered questions regarding the developer's ability to meet the affordable housing and underground parking mandates required by the R-5 zoning.
