We respectfully request that the City approve Appeal #25769 and modify the conditions of approval for Application #25238.
Specifically, Application #25238 should be revised to require additional on-site parking spaces sufficient to prevent overflow parking into the Sundance Springs residentialstreets.
Our concern is based on real-world experience. For example, at Map Brewing Company, long stretches of cars regularly line both sides of Manley Road, creatingcongestion and limiting safe access. A similar outcome in Sundance Springs would be particularly problematic.
Little Horse Drive serves as a primary access point into our neighborhood and is narrower than comparable streets. It is not designed to accommodate significant on-streetoverflow parking without creating safety risks.
Our primary concern with Application #25238 is that the current parking requirements are insufficient to meet anticipated demand. Without additional on-site parking,spillover into residential streets is likely, which could:
Restrict emergency vehicle access
Reduce visibility and increase traffic hazards
Disrupt the safety and livability of our neighborhood
For these reasons, we urge the City to ensure that adequate on-site parking is required as a condition of approval.

The approved PUD and Master Plan clearly limit development on this lot to a single, one-story building under 5,000 square feet, with no outdoor business use. The current
proposal significantly exceeds these limits and most of the associated concerns stem directly from these deviations. We have no issue with a development being approved
that complies with the existing PUD and Master Plan.
The developer purchased this property with full knowledge of these legally binding and publicly available requirements. If those constraints were not acceptable, the property
should not have been purchased. Financial considerations or changes in market conditions do not justify disregarding the established PUD and Master Plan.
Approving this proposal would break the commitment made to Sundance Springs residents, who purchased their homes with the understanding that future development
would follow these guidelines. Trust in city governance depends on the consistent enforcement of approved plans and regulations.
Recent city community sentiment also reflects a strong desire to preserve neighborhood character as Bozeman grows. Upholding the existing PUD and Master Plan is essential
to maintaining that trust and ensuring compatible, thoughtful development.
Please honor the commitments made to Sundance Springs residents by rejecting this appeal and requiring the developer to submit a plan that complies with the established
PUD and Master Plan.
