Lonner - Sundance Springs App 25238, Appeal 25769 oni ner 3602 Onnd 101cinr War Bnzernm UT 5971 1J(c)400.5,90. 060 n(h)406-687 9600 001100gma11.00m p inartholannel,@gmail.com Public Comments Appeal of Administrative Project Decision Ref: Sundance Springs PH1B Comm Lot 2 Application #25338 Appeal #25769 February 23,2026 To Bozeman City Commissioners: Mayor Joey Morrison,Deputy Mayor Douglas Fischer, Jennifer Madgic, Erma Bode and Alison Sweeney Since 1973, we've lived at 3602 Good Medicine Way, which is pant of the Sourdough Creek Properties Subdivision adjacent to the Sundance Springs PUD and have enjoyed living in a quiet,safe and well established family neighborhood that is envied by many. We have experienced the expanding development of South Bozeman and have remained active in trying to maintain a quality of development around us. Starting in 1993 my wife and I, along with many others, protested the annexation and development of the Sundance Springs property. We fought long and hard to maintain the quality and integrity of our neighborhood. Our protests were based on the initial developer proposing high density housing with condominiums and townhouses. After almost three years of protesting with eight public hearings and many discussions with both the city and county commissioners the final result was a PUD approved by the City Commission in 1998. This PUD included two commercial lots near the corner of South 3rd and Goldenstein roads with several rules and restrictions for developing these two lots for "Neighborhood Services Only". Now the developer of Lot 2 is continuing with the intention to develop this Lot under the guise of "Neighborhood Services". The proposed development of this lot is in violation of the rules and restrictions of the PUD for developing this lot. This PUD designation was for a QUIET one story commercial building not to exceed 5,000 square feet to be built on Lot 2. Our belief for developing this lot was for a small neighborhood store and not for a large multiple use establishment that would draw unreasonable commercial traffic through the heart of South Bozeman's residential neighborhoods. It is also to adjacent to designated open space, established trails and near Sacajawea Middle School. Therefore, we are opposed to any development that would negatively change our residential neighborhood's peaceful, safe and enjoyable existence. We firmly believe that HISTORY DOES MATTER and the credibility of government should be based on decisions already made by our local and elected government officials. These decisions should not compromise or deny policies and laws that contradict expectations of its citizens. Furthermore, planners and/or government officials should not make decisions based on whims or be pretextual. We sure don't want to destroy our safe, quiet, enjoyable and well established residential neighborhood with an unexpected noisy and noncomplementary commercial type of development. Therefore, we are requesting that the proposed second application#25238 to develop this 1.3 acre parcel (Lot 2)of land in the Sundance Springs PUD be denied. Our expectations are that this lot remain commercial, but with the regulations and restrictions as designated in the original and final PUD approved by the City Commission in 1998. And to the best of our knowledge the original PUD has not been amended. Our request is also based on the Bozeman City Commission's decision on February 27, 2024 to deny the developer's first application to develop this lot, and there has been little substantive change in the second application to develop this Lot.
