I am JON MCDONALD. My wife, POLLY and I live at 4437 White Eagle Circle Bozeman in the Sundance Springs
Subdivision. This is near the proposed development for Application 25769.
I am writing about this for the second time to voice my concerns this application.
While we understand that this is zoned as commercial development lot, the Covenants and Development
Guidelines prohibit the amount of building and development that this Application is wanting. It's only 1.3 acres.
So to us, in reading the Covenants, this is too much of a building(s) with not enough land to have adequate parking.
The PARKING is a big concern for us because it will overflow cars needing a place to park to spill over into our
neighborhood streets. It is just too much development with not enough parking. Again, it’s only 1.3 acres. Total.
So our concerns are:
1- Too many buildings on too small of a lot.
2- Not enough parking. This is not downtown Bozeman or a large commercial development parcel like out
West Huffine. It’s just a neighborhood. Would you approve this if you lived here?
3- Doesn’t this ignore parts of the Sundance Springs Subdivision Master Plan? Two buildings violates the
Subdivision
Master Plan (which is ONE single story building of less than 5,000 square feet).
4- Other code violations pertaining to parking setbacks and our trail system.
We are asking that this Application be denied. It’s just too much building and development without enough parking
for only 1.3 acres. Again, I will ask, if you lived here, wouldn’t you feel the same way?
