Dear Commissioners,
It is dumbfounding that the city would consider this an appropriate development of Lot 2,
Sundance Springs. It does not seem consistent with the original intention of the developers or
the covenants.
This proposal has the potential of creating situations that could be dangerous for the
community members who regularly and consistently use this location to recreate and exercise
in what, to date, has been a safe environment for elder folks, small children, family and pets.
A community service business that supports and respects these activities and uses would be
wholeheartedly welcome, but the volume and potential uses seems out of step with the
historic nature of the environment along with the original intents.
Please consider these as points for adjusting the proposal as it currently stands.
· Our streets will become parking lots
· Proposed parking on Lot 2 violates setback regulations
· Trails owned by Sundance Springs are proposed to be used without homeowners'
approval
· We will have a citywide destination with commercial activities, not neighborhood
services
· The land use regulations of adjacent residential neighborhoods will be ignored
· Block Frontage Standards requirements will be violated again, despite the
Commission disapproving them in their 2024
Findings of Fact and Order of the appeal of the first application. Why are they
approved now?
