Dear Bozeman Director of Community Development,
I hope this message finds you well. My name is Paul Thomas. I am a home owner in
the Ellis View Loop Subdivision. I am writing this letter in regard to the City of
Bozeman’s approval of the latest development plan (application 25238) for Lot 2 of
Sundance Springs Neighborhood Services. The second application continues to
violate the Sundance Springs PUD, its Master Plan, and City development codes and
regulations. An appeal was made to overturn this approval.
Here are some potential outcomes if we don’t overturn this approval:
Our streets will become overflow parking lots
Proposed parking on Lot 2 violates setback regulations
Trails owned by Sundance Springs are proposed to be used without
homeowners' approval
We will have a citywide destination with commercial activities, not neighborhood
services
The land use regulations of adjacent residential neighborhoods will be ignored
Block Frontage Standards requirements will be violated again, despite the
Commission disapproving them in their 2024
Findings of Fact and Order of the appeal of the first application. Why are they
approved now?
This new commercial development will be very impactful on our neighborhood. I feel if
developed, this plan will not be suitable for the neighborhood and target audience.
This plan includes a parking lot (neighboring our commons lawn/trail), exterior
lighting, dumpsters, light/smell/noise pollution, increased traffic, and extensive
construction. Thus, it will incur extensive costs for our small HOA such as possibly a
privacy fence, trees, additional landscaping etc. Will this development affect the re-
sale value of our homes? We are very blessed to live and own a home in a safe,
private, and out of town feel neighborhood - with farm land, wildlife and beautiful
views.
