Hello,We urge you to reject the proposed project #25238 at the intersection of South Third and
Little Horse Drive in the Sundance Springs Subdivision.
The proposal still does not comply with the PUD, master plan, covenants, or developmentguidelines of the subdivision. Most notably, in our view, the developers propose two, two-story
buildings totaling 10,000 square feet, while the legally binding documents allow no more thanone, single-story building of 5,000 square feet. The subdivision also prohibits a patio with
extensive outdoor seating and a project designed as a citywide destination.
With proposed parking for only 51 cars, we are also concerned that overflow parking in ourneighborhood is inevitable. The subdivision, after all, prohibits on-street parking.
The developers continue to ignore the requirements set out by the Sundance Springs
Subdivision. In doing so, they put the character of our neighborhood at risk. We recognize thatthis lot was set aside for neighborhood commercial space. It was not, however, set aside for a
project the scope and size the developers have proposed.
The developers have given no legitimate reason for ignoring the requirements of these bindingdocuments. The financial viability of the project is certainly the developers’ concern, but
ensuring they achieve a healthier return on their investment should not come at the expense ofthe greater community. Again, we urge you to reject this proposal.
