To Whom it May Concern: The recent approval for the second application (25238) for Lot 2 Sundance Springs should be overturned! The application continues to violate the Sundance Springs PUD, its Master Plan, and City development codes and regulations. It was appealed and overturned in 2024, so why was it approved now? While we agree that this is a commercial lot, the proposed development is not in keeping with the land use regulations of the adjacent residential neighborhoods. Setbacks, parking regulations, frontage standards and trail usage have been ignored. Sound carries down through the greenspace and the outdoor space utilization proposed by the development will be extremely loud late into the evening. There is not enough parking for the proposed development which will cause street parking in front of our homes. Developers should not be allowed to keep proposing the same developments over and over again figuring that the city will eventually approve their projects. This is happening over and over again in Bozeman in the name of "infill" and without regard to your constituents who live in these peaceful neighborhoods. This project does not fit out neighborhood. Do the right thing, please, and overturn the approval. Follow rules and guidelines and the PUD which has been in place for a long time in our neighborhood.
