Box 1230 Bozeman, Montana 59771 Dear Mr. George, We are writing to you in reference to Appeal #25769 of Application #23238. This application does not follow the Master Plan and Bozeman City Development Guidelines. We ask the city and Director of Community Development reject plan #25238. The developers must follow the PUD and Master Plan. The following are some of the main issues that are in violation of the Master Plan. 1) Block Frontage Standards requirements will be violated if construction is approved. The Commission disapproved that same application in their 2024 findings but are now approving it. 2) The narrow streets in the Sundance Springs subdivision will become parking lots. This will be a huge safety problem. 3) The proposed parking on Lot #2 violates city setback requirements. 4) Trails owned by Sundance Springs are proposed to be used without homeowners approval. 5) The land use requlations of adjacent residential neighboorhoods will be ignored. Proposal #25238 must be rejected and future plans must adhere to this neighborhoods Master Plan and PUD. Thank-you for your consideration. John P. and Judy L.
