Dear Commissioners,
Here we are again, after successfully appealing a similar plan by the same developer (and also approved by the
City's Development Department), that fails to follow the Master Plan, PUD, and current Block Frontage
requirements. The commission previously rejected approval of the Block Frontage Standards in their 2024 Findings
of Fact and Order.
As for the Block Frontage Standard - "Each building must orient its primary facade toward the street it fronts". The
developer is asking you to be willing to imagine the doorway into a single unknown business on the south side of
the West building as the main entrance. Trying to be persuasive, they even felt the need to label that doorway as
"Entrance" even though it only accesses one business.
I have attached a simplified plan view of the west building omitting the tacked-on architectural distractions
presented on the developer's renderings. In the image of the building footprint attached, it is clear that the doorway
in the center of the west side of the building is the only entrance that provides access to all four businesses in the
building. The entrance faces the parking lot. It does not comply with Block Frontage Standards.
This is just one failing of this plan. There are many, which I'm sure you've heard about from other constituents.
I urge you to overturn the approval of this project. Additionally, it seems prudent to have a conversation with the
Development Department to ensure that future approvals meet all criteria specified in the Master Plan, PUD, BMC
including Block Frontage requirements, parking requirements, etc.
