Mills, Bozeman, MT (sent via email from iammer.mills@qmail.com) RE: Public Comments For Appeal 25769 of Site Plan Application 25238: Sundance Springs Neighborhood Services Lot #2 Development Dear City Commissioners and Community Development Director, We are 21-year residents of Sundance Springs Subdivision, and support reasonable development of Lot#2, Sundance Springs Neighborhood Services. Any such development needs to satisfy the Sundance Springs' PUD, its Master Plan, and required City development codes and regulations. The Lot #2 Owner's first application 22047 was initially approved by the City, even though it violated the Sundance Springs PUD, its Master Plan, and City development codes and regulations. This approval was successfully overturned February 27,2024, and documented by appeal 23214 Findings Of Fact Report dated May 13,2024. Now the Lot#2 Owner's second attempt at developmentApplication2S23S was again approved by the City. This occurred even though it again violates the Sundance Springs PUD, its Master Plan, and City development codes and regulations. Consequently, we support the factual arguments covered by the second Appeal 25769, and request that the City Commission find in favor of the Appellants, thus overtuming City approval of Application 25238. Should the City Commission proceed with approving Application 25238, following are likely outcomes that will negatively impact our neighborhood and surrounding properties: . The proposed parking area on Lot#Z violates setback and screening regulations.o The proposed buildings and restaurant, bar and patio areas will make Lot#2 a citywide destination with commercial activities, not the originally planned and much lower key neig hborhood-focused services build ing.. There will be increased noise that will degrade Sundance Springs'tranquility and character, impacting numerous Sundance Springs and adjacent neighborhood residents.. Our nanow streets will become parking lots. This increased traffic will create safety concerns for residents, many of whom are children. This is especially the case when emergency vehicles need to pass parked vehicles.o The adjacent trails owned by Sundance Springs are proposed to be used without approval. . The land use regulations of adjacent residential neighborhoods will be ignored, and o Block Frontage Standards requirements will be violated again, despite the City Commission disapproving them in their 2024 Findings of Fact and Order of the appeal of the first application.
