Dear Commissioners, This proposed development is ILLEGAL under the Sundance Springs subdivision's Planned Unit Development founding documents, but the City's Community Development Department approved it anyway. On top of that Sundance Springs residents pay several thousand dollars to file their appeal. Here are some potential outcomes if the application goes forward: Sundance Spring streets will become parking lots. Proposed parking on Lot 2 violates setback regulation. Trails owned by Sundance Springs will be used without homeowners’ approval. The development will become a citywide destination for commercial activities, not neighborhood services as required in the Sundance Springs PUD founding documents Land use regulations of adjacent residential neighborhoods will be ignored. Block Frontage Standards requirements will be violated again, despite Commission disapproving them in the 2024 Findings of Fact and Order.
