I am writing in support of the approval of Application #25238
While some neighbors want to see there be no changes to the neighborhood I support the
application and do no support the appeal. I reside at 4515 E Graf Street within Sundance
Springs HOA.

SUBJECT: The Second Application (25238) for Lot 2 Sundance Springs, Neighborhood Services Was
Approved by the City Again. We’ve Filed an Appeal.
Hello! You’ve received this letter because you will be affected by the City’s approval of the latest development
plan (application 25238) for Lot 2 of Sundance Springs Neighborhood Services. The second application
continues to violate the Sundance Springs PUD, its Master Plan, and City development codes and regulations.
We have filed an appeal to overturn this approval. The hearing before the City Commission is February 24,
2026, at 6:00 pm. Please continue to show your support by attending the meeting and sending in comments
again. Please let others know and ask them to attend. Your comments and attendance are vitally
important. Our goal is to have every seat filled during the meeting.
Here are some potential outcomes if we don’t overturn this approval (these can be used in your written
comments too):
• Our streets will become parking lots
• Proposed parking on Lot 2 violates set back and screening regulations
• Trails owned by Sundance Springs are proposed to be used without approval
• We will have a citywide destination with commercial activities, not neighborhood services
• The land use regulations of adjacent residential neighborhoods will be ignored
• Block Frontage Standards requirements will be violated again, despite the Commission disapproving
them in their 2024 Findings of Fact and Order of the appeal of the first application. Why are they
approved now?
