Subject: Sundance Springs Appeal 25769 of Application 25238 I urge you to overturn the approval of the Second
Application(25238) for Lot 2 Sundance Springs, Neighborhood Services. The proposed project has twice before been
rejected by the City. As you, the Commissioners, study our Appeal 25769 please keep in mind that this current
proposal continues to be incompatible with the existing and adjacent residential land use. This very small Lot 2 is
only 1.3 acres and will not accommodate the intention of the developer without requiring departures that impact
Sundance Springs Homeowners, Open Space and City trail System. Simply stated, this current proposal continues to
be too large in scale to ever work on such a small lot. The Block Frontage Standards will be violated again as they
were in 2024. Proposed parking will violate setback regulations. Why have they been approved now? Thank you for
your diligence in examining these facts.
