Dear Erin George and the City of Bozeman,
I am writing once again to ask the City of Bozeman to reject Site Plan 25238 for Lot 2 Sundance
Springs.
Outlined below are some of my concerns regarding the proposed site plan:
<!--[if !supportLists]-->· <!--[endif]-->Non-Compliance with PUD and Master Plan: The
PUD and Master Plan permit only one single-story building of less than 5,000 square feet.
The current proposal does not meet these requirements. The proposed plan includes two
two-story buildings totaling 10,000 square feet. This level of development is excessive for
the size of the lot.
<!--[if !supportLists]-->· <!--[endif]-->Insufficient Parking: The proposed uses for the
site may require more than the 51 parking spaces shown. This shortfall could lead to
overflow parking on surrounding streets, which poses safety concerns and violates the
PUD. Also, the proposed parking on lot 2 violates set back regulations.
<!--[if !supportLists]-->· <!--[endif]-->Misalignment with Master Plan Intent: The original
intent of the Master Plan was for the property to serve as neighborhood services, not as a
citywide destination.
<!--[if !supportLists]-->· <!--[endif]-->City Commission Decision: The City Commission
overturned this site plan in 2024 with a 4-1 vote.
<!--[if !supportLists]-->· <!--[endif]-->Impact on Adjacent Neighborhoods: The land use
regulations governing nearby residential neighborhoods will not be respected.
I want you know that I am not opposed to commercial development on this property. My concernlies with development that fails to comply with the Planned Unit Development (PUD) or the MasterPlan established for this site.
For these reasons, I urge you to reject the application for Site Plan #25238 for Lot 2 SundanceSprings. It is essential that any development on this site adheres to the Master Plan and PUDrequirements.
Having lived in Bozeman all my life, I have seen a lot of development both positive and negative.Unfortunately, recent projects seem shortsighted and fail to align with the character of the
neighborhoods for which they were approved.
