To whom it may concern,
I am writing in strong opposition to the approval of application #25238 for
lot 2 of Sundance Springs Neighborhood services.
It is beyond me how application #25238 was approved by the city of
Bozeman. All I can think is that someone financially benefitted and does not
care about anything except for profit. If anyone has ever been to this piece
of property, it will be immediately and clearly obvious that this proposed
development not only does not fit this land, but also continues to violate the
Sundance Springs PUD, its master plan and city development codes and
regulations.
I am greatly concerned about the following happening if this proposed
development is built:
1. Our quiet neighborhood streets will become parking lots.
2. The proposed parking on Lot 2 violates established setback
regulations.
3. The trails owned by Sundance Springs are proposed to be used
without homeowners' approval.
4. We will have a citywide destination with commercial activities, not
neighborhood services.
5. The land use regulations of adjacent residential neighborhoods will be
ignored.
6. Block Frontage Standards requirements will be violated again, despite
the Commission disapproving them in their 2024 Findings of Fact and
Order of the appeal of the first application. Why are they approved
now?
*In addition to all of this, I live on White Eagle Circle and my
backyard is adjacent to Little Horse Drive. I am VERY concerned
about excessive traffic and car parking all along Little Horse Drive.
The excessive cars, traffic and people will devalue the price of my
home if that street becomes a parking lot. And because the
Sundance Springs HOA does not allow for fencing because of
wildlife, there is no way to keep people out of my back yard. This
creates a noise and safety issue for me, my home and my privacy.
Approving this application will ruin Sundance Springs. Do not do
