NOTICE OF A SITE PLAN APPLICATION
This application is evaluated against the site plan procedures and criteria of section 38.230.050 of the
Bozeman municipal code (BMC) and including the associated standards as outlined in 38.230.100.A,
BMC. Approval is granted if all criteria are met.
The public may comment in writing regarding compliance of this application with the required criteria.
Comments should identify the specific criteria of concern along with facts in support of the comment.
Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal.
During the notice period the City will continue review for compliance with applicable regulations.

Project Name: Hidden Creek Site Plan Application: 25084
Summary: A site plan application for 182 apartments in five buildings. The subject property is
located on an empty lot north of the Gallatin County Rest Home on Durston Road, and is generally
located south of Juniper Street, east of Walton Homestead Subdivision, and south of Oak Meadows
Subdivision Park 4 (just north of Juniper). Additional proposed improvements include an extension
of Oak Park Drive south into the subject property, improvements to Juniper Street, drive access to
the site, 207 parking spaces, utilities, drainage, open space, pedestrian paths to the south and east,
walkways, lighting, landscaping, and infrastructure.
This is an affordable housing project with 100% of the units proposed as permanently rent-
restricted. Affordable housing Type A incentives per BMC 38.380.040.C are requested with Building
5 to create one additional story of height. For all buildings to require 1 parking space per unit, and
an exemption to the minimum lot size required. This project is also seeking departures for housing
creation per BMC 38.320.070 for a 10% reduction to minimum setbacks and a 20% reduction to
useable open space for any new development within one-quarter mile of an existing park.
Please note, this proposed project received adequacy prior to the February 1, 2026 effective date of
the repeal and replace of Chapter 38 of the Bozeman Municipal Code (BMC) also known as the
Unified Development Code (UDC). This project is subject to the UDC in effect prior to February 1,
2026 and R-4 zoning.
