Per 38.230.100.B, BMC, approval is granted if all criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. During the notice period the City will continue review for compliance with applicable regulations. Church Ave/“The Depot on Church” mixed use development Application: 25709 Summary: The proposed building would provide a mix of uses, including retail, office, 12 dwelling units and parking. It is a 61,350 square feet (sf) building with a basement and six stories at 82 feet in height including the rooftop elevator room. The building lies within the B-3 zoning district and its form steps back (transitions in height) both from the west Church Avenue property line and from the south property line which abuts an R-2, Moderate-density Residential, zoning district. The project is planned with 18 parking spaces in a garage and 9 covered bike parking spaces within the building and 2 uncovered bike parking spaces on the Church Avenue side. A portion of the Church Ave. frontage of the Site lies within a regulated flood hazard boundary and a floodplain permit is required. The Site lies within the Neighborhood Conservation Overlay District (NCOD) and requires a Certificate of Appropriateness. Parcel size: 0.306 acres Address/Location: 112 S.
