To whom it may concern,
I am writing today regarding Application 25296, the proposed Rocky Mountain Flats project. To begin,
I live directly across from the site and did not receive any mailed notification as indicated in the online
notice stating that adjacent owners were mailed on 1/9/26. Being directly across from this proposed
development, I have several concerns:
1. Has a recent assessment been done to quantify the housing need in Bozeman? If not, I urge
you to do this before starting this project,m with the vast number of new developments, and
what I am observing to be low occupancy, does this project really need to be built rather than
utilizing existing projects for this affordable housing project that is going to utilize low income
tax credit funding?
2. This project will greatly increase traffic in our quiet neighborhood. I am very concerned about
the increase in traffic and safety of the many children in the area, including my own, who play
and ride bikes in these quiet streets.
3. Access; as an affordable housing community, this location is on the literal edge of the town of
Bozeman and not near any bus route, stores, grocery stores etc. Why is this project not
planned to be closer to amenities in town? The nearest bus station and grocery store are 3
miles away. From a logistical standpoint, it does not make any sense. Have single family
homes been considered here?
4. Construction; there has been construction going on across the street at the Buffalo Run
project for over 2 years and this project would likely bring another 2 or 3 years of construction.
5. This neighborhood (Meadow Creek) is a semi-rural community, and placing a high
density five story building directly adjacent to it does not align with the neighborhood’s
aesthetic and community. Adding this type of project so close to single family homes
does not represent the type of living the people of Bozeman want. There are currently
endless bland box condos and apartments under construction in Bozeman, is this really
the look you want for Bozeman? These projects are ruining the look and feel of Montana,
especially when placed adjacent to already developed neighborhoods.
I am not suggesting that there is not a need for this type of project (pending a recent assessment to
determine the need), just that there are certainly better locations for it that would not have as great of
an impact to the existing community, as well as provide better amenities and services to the project’s
residents.
