CONSTRUCTED OR NOT. THESE DOCUMENTS ARE NOT TO BE REPRODUCED IN ANY FORM AND THEY ARE NOT TO BE USED BY THE PROJECT
OWNER OR ANY
OTHER ENTITY ON ANY OTHER PROJECTS OR FOR ANY EXTENSIOINS, ADDITIONS OR ALTERATIONS TO THE ORIGINAL PROJECT EXCEPT BY

3. THE GENERAL CONTRACTOR SHALL PROVIDE AND INSTALL ALL MATERIALS REQUIRED TO COMPLETE THE CONSTRUCTION OF THE PROJECT IN
ACCORDANCE WITH THE TERMS AND CONDITIONS OF THE OWNER/CONTRACTOR AGREEMENT AND IN CONFORMANCE WITH THE GOVERNING
CODES
AND ORDINANCES HAVING JURISDICTION OVER THE PROJECT.
4. CONTRACTOR MUST COMPLY WITH THE RULES AND REGULATIONS OF AGENCIES HAVING JURISDICTION AND SHALL CONFORM TO ALL CITY,
COUNTY, STATE, AND FEDERAL CONSTRUCTION, SAFTEY, AND SANITARY LAWS, CODES, STATUES AND ORDINANCES.
5. ALL FEES, TAXES, PERMITS, APPLICATIONS, CERTIFICATES OF INSPECTION, AND THE FILING OF ALL WORK WITH GOVERNMENTAL AGIENCIES
SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
6. ANY AMBIGUITIES, DISCREPANCIES, OR CONFLICTS DISCOVERED THROUGH THE USE OF THESE DRAWINGS SHALL BE REPORTED IMMEDIATELY
TO THE ARCHITECT. FAILURE TO PROVIDE NOTICE TO THE ARCHITECT PRIOR TO ANY SUBSWQUENT CONSTRUCTION ACTIVITY SHALL RELIEVE THE
ARCHITECT OF ALL LIABILITIES AND/OR ANY OTHER CONSEQUENCES.
7. DO NOT SCALE THE DRAWINGS, USE DIMENSIONS. LARGER SCALE DRAWINGS SHALL GOVERN SMALLER SCALE. SHOULD DIMENSIONAL ERRORS
OCCUR, CONTRACTOR SHALL NOTIFY ARCHITECT PRIOR TO COMMENCEMENT OF THAT PORTION OF THE WORK.
8. CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND CONDITIONS SHOWN ON THE DRAWINGS AT THE JOB SITE, AND SHALL NOTIFY THE
ARCHITECT OF ANY DISCREPANCIES, OMISSIONS, AND/OR CONFLICTS BEFORE PROCEEDING WITH THE WORK.
9. ALL WORK SHALL BE ERECTED AND INSTALLED PLUMB, LEVEL, SQUARE, TRUE, AND IN PROPER ALIGNMENT.
10. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR CORRECTIONS OF WORK, FOR WORK INSTALLED IN CONFLICT WITH THE CONTRACT
DOCUMENTS, AT NO EXPENSE TO THE ARCHITECT.
11. THE DESIGN, ADEQUACY, AND SAFTEY OF ERECTION BRACING, SHORING, TEMPORARY SUPPORTS, ETC. IS THE SOLE RESPONSIBILITY OF THE
GENERAL CONTRACTOR AND HAS NOT BEEN CONSIDERED BY THE ARCHITECT OR ENGINEER. THE GENERAL CONTRACTOR IS RESPONSIBLE FOR
THE
STABILITY OF THE STRUCTURE THROUGHOUT CONSTRUCTION.
12. THE GENERAL CONTRACTOR SHALL CHECK AND VERIFY SIZE AND LOCATIONS OF DUCT AND PLUMBING RUNS WITH MECHANICAL CONTRACTOR
PRIOR TO FRAMING WALLS AND CEILINGS. IF DISCREPANCIES OCCUR WITH ARCHITECTURAL DRAWINGS, CONTACT THE ARCHITECT.
13. THERE SHALL BE NO SUBSTITUTIONS OF MATERIALS WHERE A MANUFACTURER IS SPECIFIED UNLESS THE TERMS "EQUAL TO", "EQUIVALENT",
OR "APPROVED EQUAL" ARE USED.
14. "TYPICAL" OR "TYP." MEANS IDENTICAL FOR ALL SIMILAR CONDITIONS, UNLESS NOTED OTHERWISE. "SIMILAR" OR "SIM." MEANS COMPARABLE
CHARACTERISTICS TO THE ELEVATION OR DETAIL NOTED, UNLESS NOTED OTHERWISE. VERIFY DIMENSIONS AND ORIENTATIONS OF PLAN.
15. PRIOR TO ORDERING CASEWORK, PLUMBING FIXTURES, LIGHTING FIXTURES, AND CUSTOM METAL WORK, THE CONTRACTOR SHALL FIELD
VERIFY DIMENSIONS.
16. CONTRACTOR SHALL BE RESPONSIBLE FOR THE DISTRIBUTION OF CONTRACT DOCUMENTS (DRAWINGS, SPECIFICATIONS, ETC.) TO THE
TRADES UNDER THEIR JURISDICTION. WHEN EDITS ARE MADE TO DRAWINGS, IT IS THE RESPONSIBILITY OF THE CONTRACTOR AND THEIR
SUBCONTRACTORS
TO WORK FROM THE MOST RECENT DOCUMENTS. ANY WORK DONE BASED ON OUTDATED DRAWINGS SHALL BE FIXED BY THE CONTRACTOR AT
NO EXPENSE TO THE ARCHITECT.
17. ALL WORK SHALL BE PERFORMED BY SKILLED AND QUALIFIED WORKMEN IN ACCORDANCE WITH THE BEST PRACTICES OF THOSE TRADES
INVOLVED, AND IN COMPLIANCE WITH BUILDING REGULATIONS AND/OR GOVERNMENTAL LAWS, STATUTES, OR ORDINANCES CONCERNING THE USE
OF
UNION LABOR.
18. CONSULTANT WORK THAT IS NOT A PART OF THESE CONTRACT DOCUMENTS HAS NOT BEEN COORDINATED BY THE ARCHITECT. THE
CONTRACTOR SHALL NOTIFY THE ARCHITECT OF ANY DISCREPANCIES THAT PREVENT EXECUTION OF WORK COVERED BY THESE DOCUMENTS.
GENERAL FRAMING NOTES
IN COMBUSTIBLE CONSTRUCTION, FIREBLOCKING SHALL BE PROVIDED TO CUT OFF ALL CONCEALED DRAFT OPENINGS (BOTH VERTICAL AND
HORIZONTAL) AND TO FORM AN EFFECTIVE FIRE BARRIER BETWEEN STORIES, AND BETWEEN A TOP STORY AND THE ROOF SPACE.
FIREBLOCKING SHALL BE PROVIDED IN WOOD-FRAME CONSTRUCTION IN THE FOLLOWING LOCATIONS:
1. IN CONCEALED SPACES OF STUD WALLS AND PARTITIONS, INCLUDING FURRED SPACES AND PARALLEL ROWS OF STUDS OR STAGGERED STUDS,
AS FOLLOWS:
1.1. VERTICALLY AT THE CEILING AND FLOOR LEVELS.
1.2. HORIZONTALLY AT INTERVALS NOT EXCEEDING 10 FEET (3048 MM).
2. AT ALL INTERCONNECTIONS BETWEEN CONCEALED VERTICAL AND HORIZONTAL SPACES SUCH AS OCCUR AT SOFFITS, DROP CEILINGS AND
COVE CEILINGS.
3. IN CONCEALED SPACES BETWEEN STAIR STRINGERS AT THE TOP AND BOTTOM OF THE RUN. ENCLOSED SPACES UNDER STAIRS SHALL COMPLY
WITH SECTION R302.7.
4. AT OPENINGS AROUND VENTS, PIPES, DUCTS, CABLES AND WIRES AT CEILING AND FLOOR LEVEL, WITH AN APPROVED MATERIAL TO RESIST THE
FREE PASSAGE OF FLAME AND PRODUCTS OF COMBUSTION. THE MATERIAL FILLING THIS ANNULAR SPACE SHALL NOT BE REQUIRED TO MEET THE
ASTM E 136 REQUIREMENTS.
5. FOR THE FIREBLOCKING OF CHIMNEYS AND FIREPLACES, SEE SECTION R1003.19.
6. FIREBLOCKING OF CORNICES OF A TWO-FAMILY DWELLING IS REQUIRED AT THE LINE OF DWELLING UNIT SEPARATION.
THE BUILDING THERMAL ENVELOPE SHALL BE CONSTRUCTED TO LIMIT AIR LEAKAGE AND TESTED IN ACCORDANCE WITH THE REQUIREMENTS OF
THE INTERNATIONAL ENERGY CONSERVATION CODE SECTIONS R402.4.1 THROUGH R402.4.4
