Dear Commissioners:
I am writing with concern with the proposed project to be located on the NE corner of
Mendenhall and 7th.
My wife and I are presently the owners of the home located at 605 W. Mendenhall. Our family
has owned the property since sometime around 1960. My Mother, Father and my brother Bob
moved into the home around 1946. I joined the scene in 1950 and grew up there through by
school years. My mother lived in the home until her death in 2016. ( Around 70 years) I then
purchased property from the estate shortly after that time.
We wanted to have the house remain with a family or someone that appreciated the location,
and old-style construction, with records showing the house constructed in 1920. We then
rented the house through HRDC to a single father, Taylor, with a young son. Taylor and son
happily still live in the house, with very affordable rent.
My comments are only to show my long-term interest in the property and commitment to have
it remain as a home to someone as long as we can.
Concerns:
My concern is the height of the proposed structure. Seven stories and 78 feet tall will
tower over the neighborhood. This will clearly block the sun and the viewshed for the
adjacent properties. One would never see afternoon sun. Also, with the under-ground
parking excavation and construction of the building will there be an impact on
surrounding foundations.
I am also very concerned with only the proposed 75 parking spaces to accommodate 81
residential units. This clearly will create an issue in the future with parking spreading
into neighbors available parking spaces. Where do visitors park ? Will there be
restrictions in the leases on the number of cars owned by individuals in each unit?
I am also concerned with the potential traffic in the alley which has a gravel surface to
the east of the proposed building. With 81 residential units, significant traffic most
certainly will travel on the alley causing dust, potholes, noise, and impact to the
adjacent properties. Does the proposal include mitigation to those impacts by extending
the paved surface to the east beyond the proposed site?
I do not oppose any development of the site, only the number on units, the proposed height,
limited parking, and the traffic impacts. I would request that the City consider limiting the
structure to four or five stories with adequate parking. I would also request improving the alley
to mitigate the impacts.
Thank you for the chance to comment. Bozeman is a special place and I question if a 78 foot
tall building, as proposed, in this location is in line with Bozeman's culture.
