HomeMy WebLinkAboutThe Northern - SDP Resub 01 Project Narrative Project Number: 24002.00 The Northern | Project Narrative The Northern will be a new inflll, 7-story, mixed-use mid-rise multi-family building with structured parking below residential apartments at the NE corner of N 7th Ave and W Mendenhall St, within the Conservation Overlay District, but outside of any historic district. The project will yield approximately 81 residential apartment units and 75 structured parking spaces. The project site is approximately 20,246 GSF, while the building carries approximately 125,670 GSF – of which there is 88,366 GSF of residential, 3,520 GSF of ground fioor commercial and 33,785 GSF of structured parking. There will be ground fioor commercial, one full parking deck below grade, and two partial decks at levels 1 and 2 as well as an exterior rooftop amenity deck. The project site is located within the Bozeman, MT North 7th Avenue Midtown Urban Renewal District (URD) and will utilize new zoning incentives that promote an increase in urban density housing for inflll redevelopment projects while taking advantage of the new B-2M zoning policies that encourage ground fioor commercial uses, streetside activation, enhanced pedestrian experience and increased parking accommodations. The buildings mass and form responds to the City of Bozeman UDC design guidelines by employing a 15ft tall ground fioor with an abundance of visual transparency, an articulated façade and upper fioor step backs to right-size the building mass within the neighborhood. The existing alley will be widened, repaved in concrete, with the building’s north façade holding a strong edge to help redeflne a consistent alleyway. The streetscape design will preserve and refresh the existing planting, with improvements through varied paving materials and robust tree plantings to create a cohesive design within the greater context of the site and neighborhood. Rich and textured exterior architectural façade materials such as locally quarried stone veneer, warm wood tones and steel and glass elements help to deliver a warm, welcoming and sophisticated addition to the Midtown District. While the Midtown Urban Renewal District does not require inflll projects to provide new parking, we’ve chosen to provide 75 new parking spots – achieving a near 1:1 Dwelling Unit to Parking ratio. In doing so, we’ll provide both a welcomed amenity for our residents and reduced vehicular impact to our neighboring area.
