“The Midtown Urban Renewal District surrounds Bozeman’s North 7th Avenue corridor. The Bozeman City Commission created the District to
address statutory conditions of blight through redevelopment of the District. The intent of the Midtown District is to attract targeted private
investment to support infill, increase density – with an emphasis on building more housing, provide retail that serves surrounding residents, and
enhance multimodal transportation and walkability.”
PROJECT ALIGNED WITH MIDTOWN URD INTENT
The site consists of a 3,500sf single-story commercial building built in 1973. The building has a rectangular footprint with a
concrete foundation. The structural walls are constructed with CMU block with wood framed interior walls. The property has
served as a pizza parlor (1973-1987), video store (1989-2012) and now a music shop.
Both Historical studies conducted in 1984 and 2020 found no significant historical value in the property. The existing structure
does not qualify for registration in the National Register of Historic Places. It is our intention to completely demolish and remove
the existing structure, surface parking lot, and landscaping to construct the new mixed-use commercial and residential
development. The new development will include 3500 sf of commercial space, parking both below grade and above as well as 81
apartments on levels 2-7 (see project narrative and submittal drawings for more details).

The intent of the B-2M community business district-mixed is to function as a vibrant mixed-use district that accommodates substantial
growth and enhances the character of the city.
This district provides for a range of commercial uses that serve both the immediate area and the broader trade area and encourages the
integration of multi-household residential as a secondary use.
Design standards emphasizing pedestrian oriented design are important elements of this district.

of the downtown district. Additionally, the wider width of North 7th Avenue will accommodate larger scale buildings and make the pedestrian
experience along the corridor more inviting.”

This one-story commercial structure has a rectangular plan with shingled
shed roofed overhang supported by posts across the front. The concrete
block construction sits on a concrete foundation and has a flat built-up
roof. There are a series of small sliding casement windows across the front
and a glass-paned front entrance. The axis of the roof is parallel to
the street.
