The project is within the B2-M Zoning District
The project will be pursuing cash-in-lieu of parkland.
Per Commission Resolution No. 4784 we believe the project qualifies for cash-in-lieu based on hitting the following ‘Favorable Circumstances for Acceptance’: listed in section 3 of
Resolution 4784
The Development is mixed use and located within a commercial zoning area.
The Development is located on an infill site.
The acceptance of cash-in-lieu enables accomplishment of other City priorities such as infill, enhancement of existing parks to better serve the dedicating development and other users.
Total calculated required Parkland:
Site Acreage = .46 ac
Total parkland = .03 ac/dwelling at 12 dwellings max/acre
.03 * 12 = .36 acres = 15,682 sf
