D’Amato Garage / Guest House: Narrative

The proposed demolition and new construction seeks to remove the existing 2 story dilapidated
garage/shop and create a new structure for a 2-car garage, exercise space, and bedroom adu. The
exterior materials, colors and windows will match the existing house. The garage main level will provide
more storage, a mudroom, and exercise room. The upper-level 1 bedroom guest house will have an
office and balcony. The goal of this work is to increase the livability with added living features not
provided in the cottage home and add viable parking and storage since the existing garage is not sound
or arranged to provide these services. The carriage house character will compliment the historic
neighborhood context and resemble the former barn structure.
Garage/Guest House Exterior:
Remove existing 2 story shop.
Add new 2 car garage / 1 bedroom guest house structure.
Garage/Guest House Interior:
Add mudroom, storage, exercise room, mechanical and 2 stall garage and stair to main level.
Add upper-level bedroom, bathroom, kitchenette, laundry, living space, office, and balcony.

1 – Gravel parking (rear yard off alley)
